Kingsbrooke Single Family Home Report:  June 2012

One of the great things about Kingsbrooke is the variety of single family homes available to buyers in the market in Bristow, VA.  They range in size from slightly larger than a townhouse to large single family homes.  With June behind us, let's take a look at the Kingsbrooke single family home market.  We'll compare to last month (May 2012) and last year (June 2011.)

 

SINGLE FAMILY HOMES FOR SALE IN KINGSBROOKE

4 Listings were Active:  All Regular Sales

There was one less home available for purchase in Kingsbrooke at the end of June than there had been last month.  The high list price was unchanged, the low price was nearly 2% lower than it had been in May.  The average list price was over 2% higher than last month and nearly 30% higher than last year.  Of course, the best idea of market value always comes from those deals that made it to the settlement table, so keep a close watch on the sold column.

 

SINGLE FAMILY HOMES UNDER CONTRACT IN KINGSBROOKE

4 Listings were Under Contract:  3 Short Sales, 1 Regular Sale

Short Sales continue to dominate the Kingsbrooke single family homes under contract. It came as a complete shock to me that one of these listings under contract has been that way for nearly one year.  As an experienced and successful Short Sale Agent, I can tell you that is insane.  Just goes to show that hiring the right agent for the right job is critical.  

High list price at time of contract was 11% lower than last month, high marketing time was unchanged.  Low list price at time of contract was unchanged compared to last month, but low marketing time increased 1250%.  The average list price at time of contract was over 8% lower than it had been last month AND last year.  Average marketing time was nearly 34% higher than last month and 194% higher than last year.

 

SINGLE FAMILY HOMES SOLD IN KINGSBROOKE

3 Listings Sold:  2 Regular Sales, 1 Short Sale

Regular sales dominated the sold column.  Not at all unusual compared to past reports.  The high sold price was over 2% higher than it had been last month and high marketing time was over 27% longer.  The low sold price was 54% higher than last month and low marketing time 60% shorter.  That's a nice combination.  Average sold price was nearly 3% higher than last month and while a tad lower compared to last year, not measurably.  The average marketing time was nearly 27% shorter compared to last month, but over 57% higher than last year.
