Listing agents who WON'T answer their phone....Arrgggghhhh

Ok...this is a rant.

Most of you who know me know that I am primarily a listing agent.  Being that, I don't understand why any agent who lists property would not be quick to answer the telephone.

Here's the story.

I picked up a buyer client through internet leads.  I have met with this client twice.  Saturday we decide to go out and look at a few homes that met their interests.

One home was about 25-30 miles away from the area I normally work.  I do what I can as an agent so I took this challenge on.

So we print the MLS sheet and the CSS (Centralized Showing Service) sheets.  The MLS has some directions on it but they end before getting to the actual street.  So....mapquest here I come.  Nothing found.  Ok, the street I am looking for MUST run off the last street put on the MLS sheet, right?  This is not uncommon in my area as our MLS doesn;t allow much room for comments.

So off we go.  We make it to the small town and follow the directions....so far they are dead on.  Then....we run out of road.  Uh-oh....

So we find the local FD and the local PD stations and stop to ask - we also found a postal carrier and asked them...NO ONE knew where the street was.  Hmmm...think that could be bad in an emergency?

So....during all of this "searching" I called the listing agent 5 times.  I also called the office.  No one could reach the agent.

Would you believe......I STILL HAVE NOT RECIEVED A CALL from this agent? 

So....needless to say, we didn't see that house and I drove a lot of miles for nothing.

My point being....

If you are going to list houses...ANSWER your phone or at least check it once in awhile.  Sometimes more information is needed....

Ok, rant over....resume your normal daily activities!

Same old song and dance. I wonder how often this happens because the agent is "at their other job."

Jeffery, I have to agree with you. I usually don't do rants, but if I did this is one I could work on! Frustration occurs in our profession. Thanks for venting for us all!

Well at least you were able to show them some other homes. As long as you can get them in escrow, it all works out in the end. Good Luck!

I can't stand listing agents that don't answer the phone.  If you want to sell the house, you might have to do some work.

Its incredible how much money unresponve agents lose.  They don't even realize how many sales and potential new business they lose by their actions.  If they were just costing themselves business I wouldn't care.  However, in a case like this it cost you time and energy and a potential sale.

I have see this problem here in California, some agents when my wife and I were house hunting couldn't get a hold of them and then a few days later they suddenly call want us to come to the house at their convince. I think everyone knows that buyers look on the weekends and in the evenings for a house and if your not going to answer or be available when they need you, then maybe your in the wrong business. Now I am not suggesting you sit at your listing all weekend, I'm just suggesting you answer your phone for that one call you decide not to answer, could be the one that might put money in your pocket.

I have had this problem as well.  They teach ethics, they need to add class on common courtesy.

Even if they are at another job or in the hospital for that matter, they should call as soon as possible with an explanation.  This behavior makes all of us look bad.

It's a matter of ethics and a lack of the need to make money or plain old stupidity. I won't take a listing I can't move. I would rather turn down a seller than "just take" the listing. I wonder if it makes some agents feel good just to get the listing. For me thats only part of the game. I'm not in this just to feel good. I believe I provide a quality service to my clients and you better believe I'm going to answer the phone day or night.

Jeffery - I agree with you!  Listings need to be accurate, right down to the directions, and calls need to be returned!!

I wonder what the seller would say if they knew calls to see their home weren't being returned or answered and they missed out on a buyer who could have been THE ONE!

I don't understand why Realtors don't understand why many listing agents refuse to answer the telephone, FAX's, emails, and letters. ITS SIMPLE! Why split the sales commission with a Buyers agent when you can get the whole enchilada for your self? As a pre-approved mortgage buyer, I have had this happen to me over twenty times! But the last time I tried a trick of my own. Here goes. The property was listed on the local MLS as ACTIVE, not a short and not an REO. Within minutes of seeing the NEW listing ( The listing posted at 7 am and I called at 7:01 am). NO ANSWER....numerous times. I have already researched ALL properties for sale or not within 3 miles of the property----for several years. Multiple calls to the LISTING AGENT with NO ANSWER. Listing agents usually don't pick up quickly, but need time to run a record search on the calling parties telephone number BEFORE they return the call. I have been through this MANY MANY times. So I did my own mojo tricks. I bought an el cheapo prepaid cellphone with an area code and prefix for Beverly Hills--just for this game. I called from the prepaid cell phone---and the listing agent immediately answered on the second ring! Before I could say anything---she asked Do YOU have to sell your home in Beverly Hills before you but this? As soon as she asked the question, I k new I trapped her. Why would a LISTING agent care...UNLESS she wants to get both sides as a Buyers agent as well. She got very friendly and chummy....and said yes to most of my questions. In 30 minutes I was able to get her to drop over 30% below the listed asking price. She said she made a "mistake" on the listing and would correct it by lowering the asking price. I made an offer and told her I would be flying to her city the next Monday ( This was Friday). I called another agent and asked him to check his listings/ records and tell me what he could find. Well well well...it seems that the house was scheduled for auction in a week. This was a "stealth" short sale. I immediately called my wife and dictated the terms of HER offer through her agent---we have different last names. My spouse made a no contingency offer $5,000 above my telephonic offer in two days. Of course the seller accepted and the bank quickly accepted the offer because there were NO CONTINGENCIES. We still have a minimum 7 day right of rescission for the mortgage ( federal Truth in Lending act). We had the property inspected by 6 different specialists---and all issues were within our budget. We WON! Today the property is valued at 2.5 times what we paid for it. I love it when a "professional" who tries to cheat---loses. Actually the listing agent got paid , and the seller didn't care since she owed 2.5 times the selling price for her delinquent loans. BTW we got a 15 year fixed at 2.70 percent.

Gt to your favorite discount big box store and buy a PREPAID--no contract cell phone. But LIST it to the area you think will get a fast response. I used Beverly Hills...and it worked for me. However you MUST know what you want: PRICE. AMENITIES, AND TERMS. I stress NEVER use restrictive contingencies. In a "Highest and Best Offer" scenario the ACCEPTED offer may not be the highest offer. SELLERS and banks do NOT want to spend more money----so give them what they want- You still have a rescission period if you use a mortgage.
