Discover Eaton Crest in Monterey Hills

Eaton Crest in Monterey Hills is the largest condominium complex within the Monterey Hills area of the city of Los Angeles.   With 198 single level condos, Eaton Crest was built in 1981.  The floor plans range in size from one bedroom/one bath to two bedroom/two bath/den unit(many times called three bedrooms - but not accurate).   First floor condos typically have large patios and some of the top floor units in the 4499 Via Marisol have taller ceilings, clerestory windows and skylights.

As a point of interest -- there is also one studio unit that was created by the original developer.  This first floor condo has  approximately 625 square feet and a 525 +/- patio.   

Eaton Crest has a pool, spa and recreation room located on acres of mature landscaping.  The complex exterior was painted within the last few years and lobbies/elevators upgraded.  Parking is located in a subterranean parking garage.   Most of the condos have in unit laundry connections and there are community laundry areas located throughout the buildings on each floor.

The Monterey Hills location is highly convenient with easy access to multiple freeways and two Gold Line light rail train stations.   It is incredible that when one speaks of Monterey Hills -- it is not uncommon to hear “Where??”.   It truly is a hidden treasure and can be found so close to Downtown Los Angeles, Pasadena as well as the San Gabriel and San Fernando Valleys.


According to our local multiple listing service, there is only one unit available for sale in Eaton Crest - a standard sale first floor unit in the smaller building(4589 Via Marisol).  It is a two bedroom/two bath condo priced at $279,900.   Two short sale listings are currently in escrow.

For the January through June 2012 sales period, there has been six sales in Eaton Crest.   They range in closed prices from $155,000(a one bedroom short sale that sold prior to marketing) to $255,000(a two bedroom/den unit that overlooks Budd Weiner Park, a bank owned property it was listed at $229,000).   The average sales price for the first half of 2012 is $219,508 with a median sales price of $232,500.  Of the closed sales to date in 2012 one was a standard sale, three were bank owned, one a short sale and the remaining condo was an investor “flip”.

For the entire year 2011, there were eleven sales in Eaton Crest.  They ranged in closed prices from $187,950 to $302,000 with an average sales price of $244,708(median $240,000).   Four of the sales were bank owned, three were standard sales, two were short sales, one was a probate sale and one was an investor “flip”.
