WHEN DO I PAY MY CLAY COUNTY PROPERTY TAXES?
Property tax bill estimates come out in August each year and the bill may be paid November 1. It is not technically due until March 1 the following year, but every month early you pay, there is an incentive.
Property taxes are paid in arrears, so when you buy a house, there will be a credit on the buyer's side for the months of that year when the seller owned the house and the buyer will pay the entire bill in November.
There is another category of taxes called "non advalorem taxes" which are Community District Development and Operations & Maintenance fees. These taxes are paid in advance, so on a closing statement, the seller will receive a credit for the months to September 1 of the sale year that they have paid the CDD fees, and the buyer will pay the balance.
If a buyer has an escrow account in their mortgage (requuired by FHA, VA and USDA loans), then the payments will automatically be included and the property owner won't have to remember when it's time to pay the taxes. It's the easiest way to do it.
