Will a SHORT SALE get approved faster if I offer FULL PRICE?

 "What if I offer FULL PRICE for a SHORT SALE? Is it automatically approved? Will it go faster?" Suprisingly there are many buyers who do not understand the SHORT SALE process here in the Manchester NH area. A short sale is not like any other sale. A short sale is where the seller owes more than their home is worth, the sale then has to be approved by the sellers bank to sell for less.

Unfortanately offering full price may not have any affect on whether a short sale is approved. The key with asking prices is that the bank does not set an asking price. The Listing Agent does...The listing agent should assess what the home is worth in todays market and list it at or just below it. It is common for some inexperienced agents to list homes way below market price thinking they will attract more buyers. The problem is teh sellers bank will not usually aprove a sale that is not at or near market value.

Having a local, full time buyer agent who is well experienced in short sales can easily guide you through it.

AVOID OUT OF STATE AGENTS AND NEGIOTIATORS!!!!!!!!

Winston that is true, often the market know better than some agents. Unfortanately placing an artificially low asking price can lead to rejection which leads to foreclosure for the home owner.

AL so true, i have had some great short sales as of late when they are done properly. But using an inexpereinced agent can lead to headaches.

How many times have we seen this.  Sometimes what looks like an enticing price is just dooming the sale to failure.  If it looks too good to be true, it usually is.

Hi Scott - That's a very important point about the listing agent setting the price. We're still seeing inexperienced agents setting unrealistically low prices, thinking that it will be good if they get a lot of offers. They do such a huge disservice to their sellers. A competent experienced agent who really understands how short sales work, such as yourself, is the key ingredient to a successful transaction.

Dick that is the best explanation i have heard. Inexpereinced agents cause additional pain and suffereing when these home owners get foreclosed on because the short sale was not handled properly.
