Waterfront home sales took another bump up( 25%) over the previous months sales and increased 30% over June 2011 sales. Once again closing assistance was not a factor in June's home sales as buyer's were more interested in negotiating price. On average homes sold for 96% of their asking price last month. Inventory is down ever so slightly. Currently over 60% of waterfront homes are priced over $1,000,000. Supply is continuing to decline. 16 months of inventory in April, 9.4 months in May to 6.9 months in June. These are significant changes in inventory levels
As for sale price.... low and high sale prices can and do fluctuate dramatically due to waterfront homes being unique to themselves. One large sale or even one low sale can send the numbers askew so I will not be giving sale figures on price month over month or year over year.
