Well, I'm not sure about the first two but down here in South Florida I was starting to wonder about the last one. Many people are so underwater on their mortgage that they can't sell unless they qualify for a short sale or bring cash to closing. Ten years ago, having the seller buy their way out of a house was rare but not so much anymore. I usually work with buyers and take listings as they come. Was really surprised to see the sellers were in a great position. We priced the house to sell and had an offer within days. The buyers were so happy to avoid a short sale process and I don't blame them. I do short sales all the time and although they take longer, have been closing them with 100% success. I am a CDPE so that may help but experience really pays off here as well!
So the answer to the quiz is : Equity Sale - although I'm still open to the first two answers if anyone has seen them. :)
