"I'm buying new construction in St Augustine. I don't need a Realtor." According to yesterday's morning office meeting, this is a common misconception from local buyers. According to the consenus, buyers believe that they will receive a better deal on new construction in St Augustine if they don't hire a professional to represent them. It sounds like buyers need to understand the job of a Realtor more thoroughly.
Buyers will not receive a better deal by purchasing a new construction home on their own. In fact, frequently they will not receive as good of a deal. Often Realtors are aware of specials that the builder may currently be running, or have run in the past that may get them more upgrades at the same price.
If the buyer opts to not hire a Realtor, then they will not have anyone representing them when something goes wrong. I remember purchasing my first home, which was in fact new construction. My contract specified that I would have a window seat put into the master bedroom. It was an upgrade that I really wanted. As construction commenced, my Realtor noticed that rather than a bumped out window, the style usually used for a window seat, the builder put in a bay window. Apparently they had misread the contract when they were building and put in a higher upgrade than I requested. Since I specifically wanted a window seat, and not just a bigger window, they were required to add the seating to the bay window - an extra $1500 upgrade. If I did not have a Realtor, I would have been left on my own to fight the builder on the upgrade they wanted to give me over the one I really wanted - and ended up getting both at no extra cost.
The site agents always represent the builder. Their goal is to create as much profit for the builder as possible. The builder has built the price of the home to include working with Realtors. They rely on them for business. Buying without representation is never a good idea. As a buyer, you should have someone looking out for your best interests. You aren't paying extra for it, you are simply getting what you are already paying for.
