Here's the statistics for the month of June for the St. Clair Shores real estate market:
- Avg. List Price $84,357
- Avg. Sales Price $81,981
- Highest Sales Price $695,000
- Lowest Sales Price $26,000
Homes are selling. Inventory remains low, which is not so great for buyers, but good for the over all recovery of the market. Looking back at the absorption rate the last 6 months in St. Clair Shores there's currently a 2.5 month supply of homes on the market. That's including short sales. If you're a buyer that doesn't want to be bothered waiting for a bank to possibly approve a short sale, there are currently 46 active on the market. Remove those and you have a 1.9 month supply of homes on the market. These are all positive signs. Lower inventory will eventually drive prices up. It is not going to be quick however. It will take some time.
