LOCATION PRICE EXPOSURE Why EXPOSURE is usually the most important!

This home will be sold soon! Just FYI...my marketing plan has yielded over 4,000 hits on Realtor.com and that doesn't even account for Century21 or MY website.
Exposure is the 2nd most important thing next to PRICE.
But what about location Rich? I'm glad you asked, ACTIVERAIN voice.

Most buyers have already chosen the "location" they want to live in ie...West Knox, North Hills, Powell, Farragut, Seymour.
Once that decision is made location takes a backseat so to say because you are now competing against the homes in your "location".
Price therefore is usually the most important factor in selling a home.
This is easy to do if you know what you are doing.

So, EXPOSURE becomes the hardest IMPORTANT part of the equation in this fast changing, technology driven world. The more people that see the home the greater chances of getting a contract at list price or even (angels singing) a bidding war!
Almost 90% of homebuyers saw their home online.
This is what I do best.

Every 1 of my listings comes up on page 1 of Realtor.com in basic search criteria. Over 1600 people have viewed my YouTube page to see my video listings. Now when you Google the address for 1 of my listings, my YouTube page shows up with C21, Zillow, and Trulia. They see the video and call me, NOT leaving the fate of your potential home buyer in the hands of another agent who might feel inclined to follow up in a couple days or so.
