Buyer agents ! Do you show homes that do not meet the buyer's requirements?

Buyers start their search online and then contact an agent at some point. When they are ready to look at homes they mention their requirements eg age of house, school district and price and then mention the features that they would like in their home.

It is easy for an agent to look up the mls using the search criteria but if you look up homes this way there may not be many homes to show. You can email listings that meet most of the requirements and the buyers may say they do not want to see those homes because they do not have all that they require.

Here is a tip for buyers and agents :

There are some things that cannot be changed eg location and school district but there are other things you can control

You can decide to look at homes  that are priced higher if you qualify or look for older homes that are in the price range which have the extra baths or bedrooms that you require or look in some other less expensive areas. .

 Besides homes that you want to look at , You should also  look at homes that the agent will suggest and see if you can make modifications .  You may not  find the perfect house unless you buy a lot and have a home  built.

It is like buying an automobile; clients come in looking to purcase a certain type and walk out with a totally different automobile.

Yes if they see a home they like I will show it to them it is their dollars they are spending not mine.

Sometimes what people verbalize, price, bathrooms, etc, isn't what really important to them.  I always show them something I think they would like.

 

Clients always have the option to change their minds.

Like Pamela, I listen and prepare based on buyers comments then I always add a few other homes not on their list but in their price point that I think they may also like.

Gita, Many times the buyer really doesn't know what they want ~ They say they want a 3 br 2.5 bath single family home and end up buying a 2 br 2 bath condo...go figure!

If the buyer wants to see any home, I will show it to them usually, since their needs/wants seem to change :-)

Pamela, I agree. I tell them this way they can compare the price and features with the home they will buy and get an idea.

Anita, I do the same .

Roy, I have lost clients because they refused to look at new construction and then went and bought on their own."

Larry and Sheila, Buyers should have an open mind unless there are many homes that meet their requirements .

Wallace, There is a shortage of inventory and it makes it difficult to find the perfect rental.

Gita, price point is important...if they want a 1 level home as a must but a 2 level home has bedrooms on the first floor I add it to the mix...we all know buyers say they want one thing and then do change their mind many times as they go through the process.

Gita, how true, buyers start out with what I call "preconceived ideas" then as we start looking their "ideas" get fine tuned with reality so yes it is important for us as "trusted divisors" to educate and show them what they "really want" ironically sometimes this is a long process! So hope that both sides Agents & Buyers remain loyal to each other.

Ginny, I agree about the price point being most important.

Endre, There are some agents who give up on buyers quickly .

Karen, It is funny how someone who said they would not even look at a particular style home ends up buying that type sometimes.

Valerie, I do mention a good bargain and I agree they like to look at bargains.

Renee, Some expect us to read their minds !

Gita, Yes as customer service salespeople everywhere we often have to convince the buyer that we have the real estate knowledge to guide them with their new home purchase.  Hopefully it works out in each case.
