You can LEAD a horse to water but you CANNOT make them drink!!!

Ok, get this!  I have a fixer - yes a fixer needing minimum $100,000 in work priced for $599,000 in a market where at its BEST this house could sell for MAYBE $750,000!  I get a buyer who wants to pay $550,000 and because I am representing both parties I have agreed to reduce my commission by 2% to HELP the seller.  The seller is in NOD and the sale will be in March.  I am not too worried because the lender has already said they will use me to sell the home.  But the lender knows the seller has some equity and are holding off on the sale in order to benefit the seller!  Amazing right!???? Well, get this.  This offer will net the seller about $45,000 if she moves forward with this buyer.  The seller has been stalling for 2 weeks! The buyer would have been able to close escrow on the 31st of January, but now that will be unlikely!  We have had about 25 showings and only 2 offers.. the first one at $530,000 and they would not go up any higher!  WHY IS THE SELLER STALLING YOU ASK....... GOOD QUESTION????..... like I said above.... You can lead a horse to water but you cannot make them drink!!!!

Liana, don't you just want to ask that seller that question?  What are you waiting for?  If only we could be that frank , and add, do you want to lose this buyer? but, most of us put it in softer words and I know some people just dont GET IT...what to do?what to do? Goodluck with these folks.
