In Most Cases, Time Pressure Is a Prospective Tenant Warning Flag
Over the years I've learned that there are very few situations where a tenant has to legitimately be into a property within just a few days -- it's a "red flag" situation that requires my special attention.
Getting a new tenant into a property, if done correctly, takes some time as there is a lot to get done:
- Applications must be taken.
- Application fees must clear the bank.
- Criminal checks are conducted.
- Employment checks are conducted.
- Eviction checks are conducted.
- Credit checks are conducted.
- Security deposits must be collected and clear the bank.
- First month rent must be collected and clear the bank.
- Move-in inspections must be conducted.
