One of the many Home Builder/Investors that we work with on a regular basis called me with target dates for staging two houses. The construction of the two homes were to be completed within days of each other, both were in the $500,000 price range, and the homes sat side by side in the Oakhurst neighborhood of Decatur, GA in Atlanta.
We lined up the two stagings for the following week. We then went to preview the properties to make our custom design plans.
As often happens, the first hand preview gave us one more piece of important information. The two homes were identical floor plans! They weren't even flip flopped.
The good news for us was that we immediately decided to take the high road doing the RIGHT thing, the HONEST thing, for our loyal Investor. He was totally prepared to pay us for both stagings. Instead we advised him to only invest in staging one home, staging it as a "Model Home", all rooms, not just the key rooms. His response? "Are you sure?" Our response -- "Absolutely!"
Because we created a model home visual in one home, the buyers could see the beauty, features and flow of both homes as they visited and toured. Both homes went Under Contract with in the week after staging the one home. We staged every room of that first home, but saved him the cost of staging the other vacant home next door.
So that's when a Vacant home can sell as fast as the Staged Home Next Door! :-)
