Frankly it's too darn hot to mess with deadbeats. When a sign call comes in I first answer any questions they have regarding the property. If they seem interested I invite them to tour the property. This is where most calls get fun...
"Wow, we would love to tour the home! In fact, we are standing in the front yard right now!" That's great, may I ask a couple of questions?
1) Are you working with another REALTOR?-- If so, your agent needs to be conducting the tour. You would be shocked at how many buyers will throw their agent under the bus for an immediate appointment.
AND
2) What Lender will you use?-- "We ain't thought about that". This is where most callers stop liking me. Many "Sunday Drivers" have done nothing to prepare other than buying a copy of the newspaper or scanning Zillow. "We just want to see the inside today, don't worry we have GREAT credit". At this point I will give the prospect the cell number of a mortgage guy that works weekends. Thanks for your interest, but you will need a lender letter prior to showing.
The bulk of the sign callers disappear never to be heard from again. Sadly, some agent down the list WILL show his new "client" properties all afternoon. They will share a laugh at that "grumpy" agent who wouldn't show them houses today.
My loss will be that agent's gain, or maybe not. It's been my experience that folks who shy away from lenders do so for a reason. Odds are that "client" has a FICO score too low to cook chicken safely. Enjoy your Sunday, and drink a cold glass of tea in honor of that poor rookie agent showing homes to people who can't buy them.
