Will the Description "Former Model Home" Meet The Buyer's Expectations?

Former Model Home Circa 1986Recently my clients and I toured a few listings advertised in the MLS as "former model home" in local Woodbridge VA communities.  The first home was in a neighborhood built in the mid-1980's and the second was built in 1995.

Today's buyer may be impressed with the term "former model home" if the home was built in the last few years but a model home that is 27 years old with original wall paper and white laminate counters doesn't say much for keeping the home updated.  A home built in 1995 with the original updated vinyl kitchen flooring and flower tile backsplash doesn't necessarily say buy me.

As a seller you need to realize today's buyers see past the fluff an agent may use to describe your home.  If your home has a new kitchen, new floors or fresh paint as examples you should make sure it's clearly highlighted in your listing information.  If your home still has original flooring, laminate counters or older tiles then you may want to focus on other attributes of your home such as the location or views.

Haven't come across a former model home after 27 years. I would bet it's the original owner, else how would the agent know. Most owners make upgrades at some point after that much time.

That's like saying "new appliances...in 2000."  They are no longer new!  And the model home is showing it's age.

Model home status should have an expiry date.  Even newer "former models" can look tacky with their former "themes" after the furniture and accents are removed.

A former model home doesn't necessarily have to be a bad thing, but honesty is key when discussing the home's faults and attributes when describing to the potential buyer.

Cindy, I have to agree a former model home that is 20 years old doesn't carry much weight with buyers. Newly remodeled throughout might get more attention.

I know many buildes that if they advertised " Former model home", I would just say; "so, they never did anything special in their models, maybe added some chair rail in the dining room and an extra cabinet in the laundy room". And a few of them would leave the French doors where the garage door was suppose to go. The sales office/garage looked ok as a selling feature, but eventually buyers decided they would really like to have a gagrage after all, then had to pay the price to have it converted back. Yes, some builders did add upgrades in cabinets, trim, fixtures, tile, hardwood, landscaping, etc. You just need to know your builders, and compare.

Lets be clear...the house has upgrades if it was a model home is my understanding. Now, what upgrades remains to be seen and assessed...If built-into the home, YES....if cosmetic, not so yes....good post here

Former = back in the day. I have even had buyers comment on certain features in model homes built a few years back in larger communities that take a couple years to sell where my buyer is buying one of the last homes to be built in the community - "boy, I'm glad they changed that in the newer homes".

If it was the model home in the past 3 years, I think it's fair to include it in the marketing materials as it still probably has most of the characteristics today's buyer's look for.  When it was 10 years ago, no matter how nice it was then, it's going to be dated.

Thats really stretching the imagination and padding the benefits of this home.  I'd ask the listing agent why they are using that term on a home that is clearly in need of everything and put that agent on the "do not deal with" list.  Just plain stupid.

"Former model home" in my experience has been mostly situations where the seller was living in the past...when it was top of the line.  Think I will borrow the phrase to write another blog article. Thanks for the inspiration...

 Builders put the "best upgrades" in the model homes.  What's the best stuff in the 1980's or 1990's is not so much the best now.  I quess they were disappointed!

Hi Cindy, you are absolutely correct. I never really dug in and thought about it. Why would a "former" anything be an advantage today?
