Is Too Much Social Media Costing You Business?

Hi folks. Dick Greenberg recently wrote an article about his Social Media strategy and how he needs to spend more time interacting with folks on Facebook, Twitter and Google+.

His article got me to thinkin’. I don’t do much of that so thought I’d put my “thinkin’” in an article so I don’t forget what I thought. Hey I’m 55. Forgetting things is what we do.

Anyway, here are my thoughts on the topic.

I think the interacting part can work both ways. I am not good at interacting online. I am however very good at sharing helpful information. I get tons of business and referrals from agents due to my online presence. Most start with "I know you are busy but..."

So....just a thought.....maybe the fact that I don't interact much gives the impression that I am good at what I do. And since I share what I do and where I do it, often. Folks send me business.

Maybe too much interaction can give people the impression that you have too much free time and don’t sell much Real Estate. Lot’s of Social Media interaction could be harming your business.

Maybe there's not a right way or a wrong way. Just different ways.

I am with Elizabeth. I get tons of business from being online, but it is mostly from blogging. However, I have been blogging for 4 years and social media only about a year. I am starting to see some click through from social media to my website so who knows, maybe in a year or so I will have business directly from social media. These things take time, not only time to do it, but time to get results.

Hi Broker Bryant (I like that moniker),

Yes, FB is OK but people (and especially agents) need to be careful what they post. I have seen non-flattering posts from agents. A little can go a long way. Time wise I find the reading of friends’ posts takes more time than making a couple quick updates and posts.

I think you are right. Sharing information daily or weekly gives you a presence. Being on Facebook ALL the time, might give the wrong impression.

I agree with your posting. The biggest problem I start to see with all the Social Media, "Team" hype, Marketing upgrades, that we loose touch of what we are really doing.

We are to protect the individual right of Real Estate ownership, and to widen the opportunity to enjoy it. Too many times has the marketing / team mentality taken over agents that ultimately loose touch with their buyers and sellers. I have had several instances where I had a Buyers Agent sell one of my listings, only to find that the Buyers were actually calling ME for updates??? They could NEVER get in touch with their agent, and were always forwarded to their "Assistants" voicemail.

I think without a proven build up of a team, don't try to attempt one. You need flawless back office help / systems, and everyone needs to know where each transaction is in the current process.

Yes there may be a "Media / Marketing Specialist"...but too often it becomes the listing agent / buyers agent who never actually touches transactions until problems occur (which happens more often than not.)

I have to agree that we are 'told' we need to be everywhere but I don't think that is true.  Something just has to give so pick the favorites & work on those.  I think you are saying we shouldn't spread ourselves too thin.  After awhile though, enough with all the social media & just prospect!

Spoken like a true person who doesn't interact much via the Internet.  Most people go to the Internet before they do anything else and not taking advantage of that is probably not the best choice. To each his own but the more enmeshed you are in the tools of the day, the better, as far as I am concerned.

Bryant, we're firm believers in interacting, but we think there's a fine line between "too much time on your hands" and being active on social media. We definitely see your point, but if you only update once or twice per day and interact during those times, you'll come across as friendly, approachable and active without overdoing it. There's a happy medium. If you're getting business from your online presence, keep doing what you're doing. If it ain't broke, don't fix it. Overall, however, we believe that interaction is important to developing a solid, strong online presence.

Bryant, I think everyone should have a presence on social media.  But, if it's not the most effective way for a person to generate business, then I think we should all stick to what works!

I am with you on this. I am on all the social media platforms, but i do it mainly to drive traffic to my website. On facebook, for example, I don't even allow people to post on my wall, although they can comment on pictures or posts. I put things out there to introduce myself and have a strong presence, but if someone wants to interact with me in the real estate context, i want them to call me. My Twitter shows up really close to #1 on google for stat related blogs, but i do not even monitor repsonses...I watch analytics to see how many people come to my website from it, though, and I ask people how they found me... there are some, but google is still king...


These social platforms have no-follow links, so I don't think that using the platforms helps your main website page rank, but they do rank well on their own and can help with your presence.

Nan#70. I have a HUGE internet presence. I run a virtual real estate compnay and have for 15 years. 90% of my business and communications are done online. My point is I don't spend all day on twitter and facebook. I don't conduct business in 140 characters or less :)

I think there are too many gurus out there that have too many agents pinning tp pinterest thinking this is going save their business.

While there are many ways to do business some are more beneficial than others. We each have to find what works for us and then do it. No one size fits all.

Folks defend FB by stating they sold a few houses. A few houses? Really? That's not a business plan. That's an anomaly.

Just be smart with your time and how you use it.

Many find it difficult to find a good balance with social media efforts.  Most of us do waste a lot of time.

There are many places we need to be.  The writing is easy for me, but the time commitment is challenging.

The good news is I do spend a lot of time in the community and that has a positive impact on our business.  $6.5 million in sales as of May for this year!  Joy
