Vacant Home Staging-Boca Raton. What Not to Do! 4 Tips!

If you’re selling your home in Boca Raton,  it’s probably  been suggested to you that you should have it Staged.... don’t leave it empty.   Witness New Home Builders..... their models are furnished, just as if a family were living there.  Who has walked out of a model home and not wanted to move in?  

However, budgets and logistics may not always work in favor of bringing in furniture and accessories to stage the house.   If that is the case, please follow this “What Not to Do When Your Home is Vacant” list.

1. Please... placing plastic flowers on the kitchen counter top is NOT vacant home
staging.... nor is setting up a card table in the dining room.   
I have seen houses where an attempt to “stage” it was made by the owner,  agent or builder and instead of enhancing the property,  it was more distracting than anything.  

If you do not stage your vacant house with furniture and accessories, it is better to leave it empty.  Placing one chair in the corner of a room

is more of a distraction.


2. Don’t give your Buyers negative things to look at!  With no furniture or accessories in the room,  buyers’ eyes will fall on that stain in the carpet or the scuff marks on the floor boards.   Stagers never advocate covering up or hiding anything... those things will still be there regardless of whether you have furniture in the house or not.

Our Staging Consultations always emphasize the importance of a thorough cleaning as well as making any repairs that are needed.  This is even more important when your house is vacant.  Replacing the outdated or stained carpet is a small price to pay to help get your house sold.
 

The same can be said for paint.   Freshly painted walls in a neutral color along with fresh flooring or carpet go a long way making your house move-in ready.


3.  Do not have as the focal point in your vacant rooms those long cable cords that are curling out of the wall.  You want your buyer’s eyes to take in cable cordsthe whole room.... the cable cords are a distraction.

4. Don’t make it difficult for your buyers’ to see the house.  You’re going to need all the light you can get since the only light you’ll have to rely on are your few overhead lights and your windows.  Make sure your windows sparkle; pull back or remove window coverings.

Kathy - I showed a vacant house yesterday with 3 out 4 of your tips--dirty carpet, dark and those ugly cords everywhere.  My buyer was not impressed.  Your sensible suggestions are good for every seller.

Bad staging is worse than no stagging. We stage home all the time that we have just completed renovations. Handle the kitchen and bathroom(s), has always worked very well for us.

Great tips on what NOT to do when staging a vacant home! I cringe when I show a buyer a vacant home...it is just so difficult for buyers to visualize their belongings and what should go where!

Great advice!  When a home is vacant, its worst features are right on display.  Sparkly clean would be my #1, and somebody (neighbor or agent) should be responsible for periodic checking up.  I remember the dead bird on the carpet, covered with ants .. the buyer couldn't get out of there fast enough.

Gretchen- when we stage a home, we suggest at the minimum the master bedroom and bath, dining area, primary family area and we always stage the kitchen.  And when we do stage a room we don't place that many pieces in each room.  

Dorie- I walked into a vacant home last year and the seller or agent (I'm not sure who) had placed little throw rugs around the doors because she thought it might help and then there was a red pot of plastic flowers on each step of the stairs going down into the vacant family area. 

Lenn- LOL... I was thinking of you when I wrote this post.  LOL-  I've had sellers with cracked tile who wanted throw little throw rugs on the cracks.  I told him to get it fixed or leave it uncovered.. the buyers will need to see it!!  

BARFF- you've got that right.  It's amazing what I see.

Gita- hope you can use the information.

Janis- hey... that's not a problem at all.  My husband was a builder and their models were furnished with really nice accessories and furniture.   I've suggested to some of the investors or builders with multiple properties that they consider buying the basics then lease the accessories. 

Kathy- I so agree.  I remember when I was trained back in 2007 and vignettes were taught. Times have changed..thank goodness.  I always recommend the Key rooms.

BarbaraT- I've been in a lot of model homes because of Larry's work and I walk in and my mind says.. I want that!

James- a good clean vacant home is better than one with "issues" that has shoddy staging in it!

Bobbie- that is a real pet peeve of mine because I know that it's the first thing I see when I walk in.

Brenda- Ross, Michael's, Home Goods all sell very nice silf orchids (small, 1 or two stems) that are great in bathrooms.

Gabe - I think so...now, I will say that I've staged vacant properties who've been on the market for a year, then sold in less than 4 weeks after being staged.

Linda- I do have to agree.  Think of it.. if it's that bad, the buyer and their agent will be focusing on just how bad it is.

Norma- Maybe the seller of that property would consider a staging consultation on what they can do. 

Sharon- just like hiring a professional Realtor to guide you. 

Joe- exactly... updated kitchens and baths, new carpet and paint can go a long way in making the buyer put that property on their short list. 

Kristin- hope this helps.  And, just go to Kathy Nielsen's Before and After Staging group.  So many of the properties sold quickly after they were staged. 

Jeffrey- Yea!!  The only time I've had inventory in a vacant property longer than 2 months is (1) it was not priced correctly and (2) the closing day was set beyond the 2 months.  And gee, how far is Brevard County from PB.  2 counties? Hope you're working with a good stager. 

Shannon- when there is an odd shaped room it's really helpful to have it staged. And, that includes those really long rooms.

I just gave very similar advice to a seller who called my this week regarding her mother-in-laws home that she needs to list soon.    She was surprised at some of the things I said.  Prior to our conversation they were considering showing the home empty.

Ha, loved the card table is not staging comment! Perfect. I also often tell people to either do it right or leave it empty. Random things placed in a room are not staging and make the house look worse.

Don- so far, if priced right, the vacants that I stage have offers within 2-4 weeks. 

Sharon- I remember one of my earlier consultations.  Most everything had been updated except the Master bathroom. It needed work especially for its pricepoint.  I suggested she use her funds to update it rather than have me place furniture and accessories in the house.   On the other hand, I've staged homes that had been on the market for a year vacant, then sold within weeks after being staged. 

Shar- I so agree with you.  Seeing a chair in the corner or a plastic floral arrangement is just plain distracting.

Kathy - I completely agree with you about vignette staging (that lonely chair in the corner). It really only helps the stager's pocketbook, not the home owners.

Older Vacant homes usually benefit from a Stager's Consultation and recommendations to repair/update things like lighting, paint, flooring, appliances, etc.  Given a small budget, these are items that will stay with the house and the investment will come back to the sellers.  I've declined Staging homes that needed updates and repairs more than Staging.
