July property sales were 122, down -3.9% from 127 in July of 2011 and 25.8% higher than the 97 sales last month. July 2012 sales were at a mid level compared to July of 2011 and 2010. July year-to-date sales of 657 are running -10.0% behind last year's year-to-date sales of 730.

The Median Sales Price in July was $143,407, down -1.0% from $144,900 in July of 2011 and down -3.0% from $147,900 last month. The Average Sales Price in July was $157,137, down -2.4% from $160,929 in July of 2011 and down -4.2% from $164,019 last month. The July 2012 Average Sales Price was at a mid range compared to July of 2011 and 2010.

The Total Inventory of Properties available for sale as of July was 475, up 11.2% from 427 last month and down -9.9% from 527 in July of last year. July 2012 Inventory was at the lowest level compared to July of 2011 and 2010. The Average Days On Market for July was 57, down -23.0% from 74 days last month and down -9.5% from 63 days in July of last year. The July 2012 Average Days On Market was at its lowest level compared with July of 2011 and 2010.
The indicators for the Greeley CO real estate market are throwing off some mixed signals. The good news is that sales in July were up over the previous month (but are still running behind last year), and inventory is increasing. But prices are still in decline. The bumpiness of the data, at this point in the year when we expect smoother performance, makes it very difficult to discern any real trends clearly. We'll be watching closely in the coming months to see where this is going.
