Windsor CO August 2012 Real Estate Sales

July property sales were 68, up 44.7% from 47 in July of 2011 and -6.8% lower than the 73 sales last month. July 2012 sales were at their highest level compared to July of 2011 and 2010. July year-to-date sales of 375 are running 29.3% ahead of last year's year-to-date sales of 290.

Windsor CO August 2012 Real Estate Prices

The Median Sales Price in July was $258,834, down -12.6% from $296,000 in July of 2011 and down -12.4% from $295,500 last month. The Average Sales Price in July was $283,566, down -7.5% from $306,478 in July of 2011 and down -8.9% from $311,339 last month. The July 2012 Average Sales Price was at the lowest level compared to July of 2011 and 2010.

Windsor CO August 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of July was 328, up 15.1% from 285 last month and up 15.5% from 284 in July of last year. July 2012 Inventory was at a mid range compared to July of 2011 and 2010. The Average Days On Market for July was 50, down -37.5% from 80 days last month and down -28.6% from 70 days in July of last year. The July 2012 Average Days On Market was at its lowest level compared with July of 2011 and 2010.

Data from the Windsor CO real estate market suggest a continuation of good market performance, even with the drop in sales numbers from June, which was most likely a seasonal effect, as in previous years. And we also believe that the declines in prices are merely reflective of a shift in buyer activity to lower price ranges, rather than any real change in home values. Inventory and performance trends are both moving in the right direction, and we will be watching the numbers closely as we move into generally slower activity periods to see if we can see any clear patterns emerge.

Ready buyers will find that homes for sale in Windsor CO are continuing to offer some great opportunities - prices are still very favorable, as are interest rates, so it is still a good time to buy. And, as has been the case for quite a while in our market, sellers will need to price their homes competitively and prepare them properly for the market if they are looking for a quick sale.

Hi Ron & Debbie - Thanks for taking a look at my market report for Windsor and for your kind comments. The graphs are from a very useful CB program that downloads MLS data and generates reports and graphics. It makes these a lot easier, but I have to hand-generate the ones for all my other market reports (and you can tell the difference :)
