Berthoud CO August 2012 Real Estate Sales

July property sales were 12, up 50.0% from 8 in July of 2011 and -36.8% lower than the 19 sales last month. July 2012 sales were at their highest level compared to July of 2011 and 2010. July year-to-date sales of 96 are running 26.3% ahead of last year's year-to-date sales of 76.

Berthoud CO August 2012 Real Estate Prices

The Median Sales Price in July was $289,000, up 25.1% from $231,100 in July of 2011 and up 25.7% from $230,000 last month. The Average Sales Price in July was $306,749, down -33.7% from $462,865 in July of 2011 and up 25.4% from $244,684 last month. The July 2012 Average Sales Price was at a mid range compared to July of 2011 and 2010.

Berthoud CO August 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of July was 129, up 18.3% from 109 last month and up 11.2% from 116 in July of last year. July 2012 Inventory was at a mid range compared to July of 2011 and 2010. The Average Days On Market for July was 63, down -14.9% from 74 days last month and down -38.2% from 102 days in July of last year. The July 2012 Average Days On Market was at its lowest level compared with July of 2011 and 2010.

A sharp, but most likely seasonal, drop in sales over last month was offset by strong increases in prices and growth in inventory. The data indicate that the market is continuing to improve, although slowly, but we will be watching it closely as we move into a generally slower season for real estate activity. Smaller markets such as Berthoud CO are more difficult to read, since they are more susceptible to minor fluctuations.

In any event, Berthoud CO continues to provide bright spots for ready home buyers, who will have a good inventory of attractively priced homes for sale to choose from, and for motivated home sellers who have priced their homes competitively and properly prepared them for market.

Hi Dick -- with inventory spiking up in Berthoud Colorado and mortgage interest rates still relatively low, this remains a positive aspect for wannabe homeowners or those who may want to move-up.   Whether they are soon-to-be home sellers or buyers, those in the area would be smart to contact you for your local knowledge of the real estate market.
