Johnstown CO August 2012 Real Estate Sales

July property sales were 29, up 26.1% from 23 in July of 2011 and -35.6% lower than the 45 sales last month. July 2012 sales were at their highest level compared to July of 2011 and 2010. July year-to-date sales of 219 are running 31.9% ahead of last year's year-to-date sales of 166.

Johnstown CO August 2012 Real Estate Prices

The Median Sales Price in July was $220,000, up 3.5% from $212,500 in July of 2011 and up 7.7% from $204,300 last month. The Average Sales Price in July was $274,287, up 22.9% from $223,200 in July of 2011 and up 27.2% from $215,664 last month. The July 2012 Average Sales Price was at a mid range compared to July of 2011 and 2010.

Johnstown CO August 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of July was 140, up 17.6% from 119 last month and up 29.6% from 108 in July of last year. July 2012 Inventory was at a mid range compared to July of 2011 and 2010. The Average Days On Market for July was 99, up 50.0% from 66 days last month and up 65.0% from 60 days in July of last year. The July 2012 Average Days On Market was at its highest level compared with July of 2011 and 2010.

After a spike in sales in May and June, numbers returned to more normal levels in July. The good news is that even with the drop this last month, sales are still up over previous years. And prices and inventory are also continuing to increase. The data for Johnstown CO would suggest a continuation of a mild recovery - we'll be watching carefully in coming months to determine if there is a definite pattern.

Meanwhile, we expect Johnstown to remain a very attractive option for regional commuters who benefit from good transportation access to all of the northern Colorado communities, as well as from a nice stock of attractively priced homes and continuing low interest rates. And these buyers will provide opportunity for sellers whose homes for sale are competitively priced and show-ready.

Dick, Those average sold prices are really going up. I think your buyers are taking advantage of the lower rates and buying.
