Mistake #6.  Don't Change Jobs At This Time ~  A solid employment history is very important as lenders look at your previous and current earnings to analyze your ability to make the payments.
Mistake #7.  Don't Think You Have To Find The Perfect House ~ Unfortunately you may not find your dream house with everything you may want so be a little flexible with your criteria.

Very good post Larry and Sheila.  I had a buyer get pre-approved, find the right home, and then right before we wrote the offer she went out and financed a car.  It messed up her debt to income ratio and she was no longer eligible to buy a home.  Some folks just don't know this stuff.  Thanks for sharing.

These are great tips.  Item number one is such an important one. Buyers don't seem to think about purchasing cars or boats before closing on the home. This is one that we have had trouble with on several occassions.
