If I can't watch TV in the living room, I'm not buying this house.

When trying to sell a 5 bedroom, 3 bath home, an important part of the functionality is the living room. Let's face it, if you need a home this large, you probably have kids and you just might sit and watch television or watch movies. It's not at all unusual, as a professional home stager, to hear from agents that the home isn't selling because a buyer's TV won't fit in the nook above the fireplace. What happens when the layout of the furniture makes it feel like you can't watch TV?

As a basic rule of design, if your home has 5 bedrooms, it should allow for seating of at least 6 people. (Two people in the master + 1 in each additional bedroom) If your room layout doesn't feel like it can accommodate at least that many, you have a problem. Amplify that if you can't sit and watch TV from more than one chair in the house.

Adding only a rug, a piece of art, a lamp and a couple of throw pillows, {all rental pieces} this room was transformed into a space that a family can enjoy. While we did not add additional seating, leaving the long wall, under the windows, completely open shows that you have sufficient room to add another sofa or love seat.  By moving the existing sofa to face the fireplace and television, this space now feels like a space that a family can gather in.

Melissa, Great post and very pertinent with today's listings and big TV's. I often find it challenging to make sure the TV isn't going to overwhelm the photos for the listing. In your AFTER pic I definitely notice the wall of windows first and the fireplace second because of the artwork. Good job.

I have found some people just don't think to float their couch. They think it has to sit against a wall. Whenever I go into a house and I suggest a homeowner do exactly what you've done here, they are surprised. Then when we actually move the couch and they see it, they often wonder why they hadn't thought of doing that sooner. Stagers provide a new perspective for most sellers.

Well done Melissa.  Sometimes we need a professional to remind us that we don't have to put the furniture up against a wall.  We can create an imaginary wall that works just as well.

Karen - Excellent! That means that I did my job (showing off the features of the home) well!

Jon - often it is the simple changes that bring the most value.

Erica - that room really needed some color didn't it? The large scale artwork helped draw attention away from the TV to enhance the fireplace and windows, but the seating change still allowed for more TV watching (the actual usable focal point). 

Tammie - it's crazy, isn't it? I see it all the time!

Donna - I think in this room's case, from an angle you can't see, creating an imaginary wall actually will help buyer's notice the french doors (located behind the sofa) that lead to a pool & patio in the back yard. Again, a win-win!

If a house has 5 bedrooms and 3 baths, it would most likely have a family room or great room. This is the room that gets used much more than the living room. This is the room in which I most commonly see the family television set up.

Just my $0.02 worth.

As much as I'd like the TV not to take center stage in a home, it's such an important part of most family's entertainment life that they indeed want to know where it goes and how their furniture will fit in the scheme of things around it. Great job Melissa!

Interesting that so may people are so focused about where the tv will be. Maybe the Midwest is different. I don't have a tv on the main level of my home, in the great room or kitchen area, it is in the ower level rec room where it belongs. And many homes that I list and sell are laid out the same way. Family spaces are meant for conversation, not for idle tv watching, in my opinion. Occasionally we will have friends over that comment on our lack of tv in the great room and how they wish they could do that. I always shake my head and wonder who is the parent and who is the child. We watch so little tv that it just isn't necessary, sounds like I need to write a post. :). Thanks for the inspiration!

Karen F - In Florida we don't have "lower level rec rooms" or basements. Do you have TVs in bedrooms? For many families, they would prefer all gathering in front of the TV and spending family time together than having the kids all dispersed in their own rooms.
