As a Realtor, I have received this phone call/email/text/Facebook message/smoke signal MANY times... 

OMG this house looks AWESOME!  Can we see it RIGHT NOW????!!!  


Of course I want to show you this home.  I am your Realtor.  I want to be there for you.  I want to help you.  I want to make you happy.  


But here's the deal.  That home isn't vacant, it's Saturday morning at 8:00 am, and the odds of us getting in there RIGHT NOW are slim to none.  

Put yourself in the shoes of the seller.  They are just waking up, having their coffee, and watching cartoons.  Wait.  There aren't cartoons on anymore on Saturday mornings are there?  You catch my drift.  

I'll try to schedule this for a little bit later in the day, but no, we can't see it right now.  Plus I'm still in my underwear.

It's so true. Some buyers think that we and the sellers are on call 24/7 and sometimes they are pretty demanding about it too. We have found that many times these are usually not serious buyers!

Jared, I think too often buyers forget there are humans on the other side of the appointment.  Assume they're typical and have 2.7345 kids and 2.6 dogs and 3.2 cats and a chincilla and a ferret that have to be readied for the appointment.  Give 'em a little notice, and don't think buyer's market means a ticket to forget the human element living in the home.  And yeah, they might want to give YOU some time to put some clothes on.

And another question I would ask is "are you currently working with a Realtor?"  Many times Buyers call their Buyers Agent first who tells them the above and then the Buyers -  who want instant gratification -  just start calling around looking for a really hungry Agent who can sratch their itch and get them in right away but will loose out when the Buyers go back to their Agent to write a contract....

Hey Jared, so we're getting the same calls these days.  I stress the fact that our Supra lock boxes are normally set by Realtors® to open at 9am and factor in it is the early or too late at night to call the owners to set the appointment.  Normally buyers understand once they are reminded of showing rules.

I always tell them that I will make an attempt to get them in immediately but they may have to wait. You may want to give the owner time to straighten out the home even if it is later in the day.

It's hard for buyers who are excited to think they can't just show up at a house.  I usually ask for a list of properties that my buyers want to see the day before we are scheduled to go out.  I absolutely hate it when they spring one on me in the car.  If it's not vacant, we schedule time to see it another day.

I'm with the cartoon answer. Who misses watching cartoons on Saturday. That's just so wrong to kick somebody out of the house that early on Sat am - just wrong.  Oh and BTW let's have you talk with a lender before we look at anything.....and how about that buyer broker (of did you already sign one with somebody else).  Have a nice day!

Sorry about the mental image there fellas.  LOL!  Thanks for the comments.  Always appreciated.  

Funny conclusion to this story:  These were my buyers, already pre-approved, but very anxious.  I showed them the home late yesterday morning, and we wrote a full price offer.  Should get the acceptance back today.  I would never... ever show a home to somebody that wasn't pre-approved.
