You never know where your next opportunity may come from.
We were having lunch at our latest favorite Indian restaurant when the owner came over to chat.
This happened to be one of those times when neither of us had name tags on. We were operating as "secret agents."
During the course of the conversation the owner mentioned that she was opening her fourth store in Los Angeles. She also mentioned that the road in front of the building we were having lunch in was being widened soon.
The widening will cost her at least half of her existing parking.
She said she had tried to buy the lot next door but there had been estate issues and it did not work because the broker she had been working with had just simply given up.
Since we have had a recent crash course in "estates" we both pricked up our ears.
I asked if she had looked into a ground lease? Ummmm..... no.
Gee! An orphaned client who needs to have someone look into and serve her needs. As it happens one of our sons is a Commercial Broker who just happens to specialize in land transactions (both sales and leasing) and who is the quentessential "good old boy type" which is exactly what it will take to get this deal done.
A gift with our lunch had just been served.
