Economic writers, political commentators and others would have us believe that the housing market is still in shambles. The fodder of this approach - we are in a Buyers Market, evaluate your best deal, delay to wait for "rock bottom", don't get burned, like everyone else with a mortgage. Negativity is easy to sell ~ misery loves company.

Enough already. Times change. We live with hope and expectation. We are free to compete. We have goals and dreams.

Local changes, some quite subtle, over the last few months have indicated that although Real Estate might still be soft, sluggish, and still lacking real fire, there is a change to a Sellers Market. A house available yesterday is now under contract, sellers get to choose between offers, "no more offers", "no more showing". Did you miss out?? Feel excluded? An attitude of not being considered does not cut it.

As always, when a buyer and a seller agree on a price, then that property is not longer on the market. and if you happen to have missed out, the best you can expect to be is first backup position. If you have been tardy in knowing your true financial position and capabilities, or just "can' make up your mind" then you are not even in the hunt.

In some price ranges, competition is fierce, multiple offers common. Even the most expensive home on the market needs only one buyer who can perform. You need to indicate early that you are involved ~ or you will risk disappointment.

If you are in the market, know your position, be informed, have your agent working for you, put your hand up. Now, more than ever representation by an experienced agent is a necessary part of your strategy.

It all starts with an offer. Time for you to make one.

Larry, certain segments of our market are very hot! Worked with a couple who offered a very low price on their first try and lost the home. The second time they offered full price and were not the highest bidder. Next they were over asking price and still not the winner. Finally, at full price they got the house of their dreams. They never gave up although they had me close!

Hi Larry, in the Portland market, our last inventory level was 3.9 months..the lowest it's been since 2007. I was just talking to someone the other day that still thought we were in a buyer's market. In most cases, if the home is in great shape, in a great location, they move pretty fast. In the past few months, I've had several of my listings go pending in less than 15 days on the market. You're advice for buyer's is spot on!
