August, a useless and dismal month? Not when you are selling a house!

Is the month of August really useless and dismal?  Not for Real Estate sellers!

Why sell a house in the lazy hazt heat of August, when people are uninterested and out of town on vacation?

Heres why:

August is one of the biggest transfer months for relocating buyers.

Buyers want to secure a home now before school starts in the fall.

The inventory of houses for sale is very low - meaning your property has less competition for buyers.

When inventory goes down sale prices tend to go UP.    

There will be a seasonal uptick in inventory after Labor Day and therefore more competition.

There may not be a lot of buyers out looking, but the buyers that are out there are super-serious about buying now. these buyer are not the many many "tire kickers" looking at houses in the Spring. 

Even though you may have little traffic at your home, the buyers that do look at your home are much more motivated and because of low inventory have limited choices in homes right now!

If you are on vacation yourself, you won't be bothered or inconvienced by any showings of your house.  You can relax and leave it up to us.

There will be a seasonal uptick in inventory in the weeks after Labor Day and therefore more competition for your house. 

Let your home be one of the few good choices buyers have this August.

Debbie. i agree with you as August has been one of my easier months, never fail, year after year. Plus, it is usually temperatures averaging about 112 degrees in metro Phoenix where only the die hard buyers want to go out looking. The bank owned homes have no power or electric turned on which makes it even more challenging. Yes, these buyers are quite serious to endure the true test.

It is amazing how low the inventory is in metro DC.  Sadly, this problem is not limited to the DC area, but a nationwide problem.  I assume folks are waiting to see what the election brings?

Hi Debbie -- forget those dog days of August.   There really is opportunity in each month of the year.   How often do we hear about people delaying or removing a property during the holiday season?   If a home is well-priced, well-presented and ready-to-sell a home can sell and buyers are out there regardless of the season.
