In today’s day an age of the computer, information is a mouse click away.

A day doesn’t go by when you’re not inundated with these ‘Do-it Yourself” sites.

So if you’re looking to purchase a home in Vancouver, why use a realtor?

Why not just do it yourself?

I’m not going to say “you must use a realtor”, but you may be surprised to read the following exerts from an interview I did with a top Vancouver realtor.

Mark: Welcome, thanks for joining me today

Realtor: my pleasure Mark, glad to be here.

Mark: We conducted a survey regarding the top 10 questions, buyers have for realtors and the #1 question was

If I’m a buyer, how much does it cost to use a realtor? And why do I need one anyway?

Realtor: Mark, one of the benefits of having your own realtor as a buyer, our service is free. Our fee is paid by the SELLLER, so you, the Buyer, pay NOTHING. I treat your money like it is mine. When it is time to save you or make you money, I am like a Pit Bull. You, like me, know that money is an emotional issue and to represent your own self is like performing surgery on yourself. You would never do that, would you?

Mark: I totally agree. Now I’ve heard you say
“Protect yourself”, What do you mean by that?

Realtor: You always want representation, especially when you’re making the biggest investment of your life. If a Realtor has a sign on the front lawn, you know they represent the seller. This means they are required by law, to negotiate the highest price and best terms, in favour of the seller. They can’t do that for BOTH parties, but if you walk into an open house, that listing agent will likely tell you, they can. The following is one of the strategies I use for my buyers. It’s a perfect example of why clients need to have their own agent when buying a home in Vancouver.

I always ask for stuff that my clients don’t want.

Mark: You ask for stuff your clients don’t want, what do you mean by that?

Realtor: A while ago I was meeting with one of my buyer clients to prepare an offer for a home. I suggested to my clients they ask for the seller’s piano in the offer. My client was very surprised because they didn’t even want the piano. When they finally understood my strategy, they gave me a high five. The seller had no intention of including the piano with the sale. In fact, the piano was very dear to them. When we offered the seller a lower price for the home and asked the seller to include the piano in the sale, they got a little upset. The sellers got EMOTIONAL over the piano request and made a counter offer to my clients, which focused on them keeping the piano. My clients finally agreed to let the seller keep their cherished piano, but held firm on their LOWER price. Low and behold, WE got the home at the lower price and the seller got to keep their cherished piano. You see, when you ask for things you don’t want, you can negotiate those items away INSTEAD of INCREASING your price. In this transaction, the seller became focused on the piano and lost sight of their price. We focused on the price and lost sight of the piano. Asking for extra items in the offer, shifts the seller’s focus from the price, to the other items you ask for.

Mark: Wow, I can definitely see how you have your client’s best interest at heart.

Realtor: I am more than just your realtor, I’m your consultant, your Negotiator and the Overseer of All the Transactional Details.
