Trumbull CT Real Estate Market Report July 2012
Trumbull CT home sales INCREASED as compared to July 2011 sales. The Greater Fairfield County MLS had 32 closed sales recorded compared to 31 sales last July. (see chart below)
The same year-to-year comparison showed a sharp drop in list and selling averages. Both went down 21% and the median came down 14%. Looking back on July 2011, there were 7 sold properties above $620K up to $939K, which certainly brought the averages up. Looking below, there was only one sale above $600K.
Other news is that there are 40 homes under deposit and 59 pending home sales. August sales should be as strong with hopefully a bump in the averages.

The sweet spot for sales in July 2012 continued to be in the popular $300K-$400K range, with an equally strong showing in the $200K- $300K range, which further explains the drop in averages this month.

The absorption trend, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 5.23 months for the last three months. This is the THIRD month in a row in seller's market territory. Sellers rejoice!!
