Last Week I Did Something I've Never Done... And I Did It Twice.

The Fort Wayne real estate market is HOT.  Inventory is down in a lot of areas, and the buyers are out there, and they are ready to buy.  

Last week I did something I've never done, and I did it twice.  

Couple #1:  We went out, looked at their top 5 homes, and they fell in love with #5.  This home just popped on the market, it was priced well, and there were 2 other parties interested.  We didn't want to lose out, so we wrote a full price offer and had it under contract that afternoon.  

Couple #2:  There was only 1 home that they wanted to see.  It was a gorgeous ranch that had been on the market a while, but they JUST lowered the price to the right price point.  Guess what?  There were other parties interested there as well, and the listing agent said there was another offer coming in as we spoke.  We quickly wrote a full price offer and just barely beat out the other party.  

Talk about tense situations!  Thankfully both of my buyers this week got the homes they wanted.  

I rarely (and I mean rarely) recommend writing full price offers, but in these situations (and the Fort Wayne real estate market being so hot), it was necessary.  I'm glad my buyers trusted my gut instinct here.

I did the same thing this weekend. Wrote a full price offer and still survived highest and best. The market is changing fast.

This is an encouraging sign for the health of the real estate market.  Homes in the Boston area are selling rapidly at sometimes prices above asking. Of course the President finally got around to doing something about housing just as the problem seems to be taking care of itself...typical government.

Congrats!!! I actually had to do the same with 2 of my 3 latest buyers as well. Like you said, I very rarely recommend doing it but the homes were priced right & my clients wanted them.

If that's what's going to get the clients what they want, it's not such a bad idea.  I wish I could say "Last week I did something I rarely do, and I did it twice".  If I could, it would have nothing to do with real estate. ;~)

Jared, It's good to see any areas of the market pushing the point that full price offers don't seem unreasonable.  Our local area isn't there yet.

Good morning and a big CONGRATS to you both on having two happy home buyers.  Just yesterday I highly suggested that my home buyers make a full price offer.  They listened to Mom instead of me their Realtor®.  Sadly I am sure they will not get the home of their dreams.
