The Fort Wayne real estate market is HOT. Inventory is down in a lot of areas, and the buyers are out there, and they are ready to buy.
Last week I did something I've never done, and I did it twice.
Couple #1: We went out, looked at their top 5 homes, and they fell in love with #5. This home just popped on the market, it was priced well, and there were 2 other parties interested. We didn't want to lose out, so we wrote a full price offer and had it under contract that afternoon.
Couple #2: There was only 1 home that they wanted to see. It was a gorgeous ranch that had been on the market a while, but they JUST lowered the price to the right price point. Guess what? There were other parties interested there as well, and the listing agent said there was another offer coming in as we spoke. We quickly wrote a full price offer and just barely beat out the other party.
Talk about tense situations! Thankfully both of my buyers this week got the homes they wanted.
I rarely (and I mean rarely) recommend writing full price offers, but in these situations (and the Fort Wayne real estate market being so hot), it was necessary. I'm glad my buyers trusted my gut instinct here.
