I checked out the Veridian Project myself in Arlington. Never seen such a vast development site of above average home builders. Only the model homes are complete and you can see momementum of new home construction with many sites still offered and only in phase 1 from what I was told. I have been jogging along side next to this land development on the trails at River Legacy Park  for the last 4  years and  wondered what was going on for a long time. I guess they were filling ground above the wetland area and letting it settle in? Anyway, things I've known about this area are the landfill just west across 157 but there are natural wetlands and an awesome park next to it too. Wow! I believe you can build homes right next to a Landfill? Kind of an eye-sore but that can be remedied by trees and other homes blocking the view. There is an occasional horrible smell from the landfill. Prevailing winds? I think I've only have smelled it about 10 or so times in the 10 years I've driven by the landfill on the way to River Legacy. When I visited one the home builders at Veridian, not going to mention them, but they build really good homes, is they explained the master plan of this community. Wow! I was blown away. They are going to have trail access to River Legacy, 3 lakes, town-homes in front of the residential homes over a retail center and recreation center along the lake. The property tax for this will be over 3 percent and modest HOA of around $900, if I remember correctly. With that you get HEB ISD. So if you are willling to live next to a landfill, and pay over 3 percent property taxes, and think Veridian master plan won't go belly-up, this is definately something to consider.
