Most of the real estate transactions are complicated in nature and there’s a lot rolling down the line. House is the biggest asset as well as debt that every family has. Past few years have shown a terrible slow down in the real estate market. If you are a house owner looking to sell your house then it is important to get in touch with the right professionals. One of the biggest problems faced by most of the house owners is the lack of information when it comes to hiring these professionals. There is so much hype in the market that one can easily get confused. This article will discuss basic details about some of the most important professionals that you’ll come along while selling your house.

Property Appraiser

Property appraiser is the person responsible for determining the current market value of the house. Usually lenders request an appraisal for the house but it is the responsibility of the appraiser to provide an unbiased opinion about the current value of the house. Some people even confuse appraisal with property inspection, but property appraisal is not a detailed process like inspection. There are a lot of factors considered in the process including the surrounding neighborhood and the current market value of the neighborhood houses.

There are a lot of decisions that depends over the evaluation of the property appraiser. Lender will use this information for following decisions.

•Type of loan to offer

•Net amount for down payment

•Interest rate for the house

There are different types of certifications for appraisers and while hiring an appraiser, make sure that they have any of these certifications. It is important to consider the experience of the professional in dealing with properties in your area.

Real Estate Agent

Realtors or real estate agents are the professionals who are certified to list your property and help buyers in buying any desired property. There is a difference between real estate agents and realtors. When a real estate agent is associated with National Association of Realtors then he is considered as a realtor. It is not mandatory to hire an agent but they are professionals and can provide great services in navigating the rules and regulations governing the overall process.

Real estate agent can help you in preparing an initial offer price for your house depending upon different factors. Most of the real estate agents have interest in sale of house because of their commission. Generally real estate agents work as independent contractors or even in association with different types of agencies. There are agents with specialization in particular type of properties like commercial or residential properties.

Home Inspectors

Home inspectors are professionals which determine the real physical condition of the house including the electrical and mechanical systems installed in your house. Home inspector may look similar to an appraiser but an inspector will pay more attention towards details like structural integrity of the house and the surrounding area.

There are a lot of tests and checks performed by the home inspector. Under the mechanical inspection, home inspector will inspect the heating and air conditioning system installed in your house. Structural inspection involves checking the condition of the roof, integrity of the foundation, check for water damage or termite in your house.

In most of the conditions, your buyer is the one inviting home inspector but it is not mandatory. Home inspection is often considered as a vital tool in price negotiation and most of the buyers get home inspected only to get better points for negotiation. The qualification of home inspectors may vary from one state to another.

First time buyers are bound to be surprised with the steps involved in the overall process. There is lot more than simply showing your house and getting top dollars for it. Nowadays sellers have to sweeten the deal with additional benefits like paying closing costs etc. So it becomes really important that you have the best team by your side. Having an experienced team will make the overall selling process easy and fruitful.
