In COOKE County Texas there were 30 sales in the month of July 2012. Not bad at all we are moving forward at a  fairly quick pace. The market holds the price points of 14,279k on upwards of 685k with the average days on market being 123 days the low end being 3 and the high end being 627 days.

Sellers it does make a difference when you place your property on the market what price you start at. Price to high and you will be on the upper end of the days on market and no one likes to see that happen. Price correctly and your chances of being on the lower end of days on market is much greater. Of course marketing does make a difference but the price set to high can and will allow your property to go stail on the market.
