Reston Station Development
Along with the Silver Line Metro extension comes transit-oriented housing in Reston Virginia. The Hikock Cole designed apartments are expected to deliver in mid-2014
Residential: 460,000 SF total, 9,000 SF of retail and 720 residential parking spaces.
The developer has county approval to build up to three residential buildings for the 1.5M development project. Phase I has 450 apartment units planned. Other residential buildings will offer approximately 300 total units.
Comstock’s plan details 19.5% affordable housing and work force units, in line with the Tysons Corner comprehensive plan.
Reston Station
Part of the greater mixed use development known as the Wiehle Avenue Mixed-Use Project, Reston Station is the first step in the overhaul of the Dulles Corridor. Developers intend the project to be a "transit-oriented, mixed-use, urban employment center." Sitting atop and surrounding the Reston Station Metro Facility, Reston Station's core combines over 1.3M SF of mixed use development. In addition to 900 residences, office buildings, restaurants, retail and a full-service hotel are planned.
Comstock Partners and Fairfax County joined in a partnership to construct the mostly underground Reston Station Metro Facility. Comstock Partners LC has owned rights to the land along the Dulles Toll Road in Reston and Ashburn (Loudon Station site) for more than 10 years. As reported in the Washington Business Journal; "nine of the site’s acres are county owned, held under a 99-year land lease. Comstock Partners owns an adjacent 4-acre parcel on which it will build the rest of Reston Station, where it is headquartered."
The Metro station will include a commuter park-and-ride facility, a transit bus depot, 2,300 commuter parking spaces and several hundred retail parking spaces.
The Metro
Silver Line Phase I is nearly 80% complete. Service through Tyson's Corner to Reston is expected to begin at the end of 2013. Phase II, now approved, extends service from Reston to Dulles Airport to Loudoun Station, which is scheduled for completion in 2018.
The Reston Station Plaza, located above the Reston Station Metro Facility and adjacent to the Silver Line Metro Station, will form the core of the greater Reston Station area, and will include dedicated civic spaces. Design work is underway for the buildings planned to begin arriving at Reston Station shortly after the scheduled 2013 opening of the Reston Station Metro Facility.
The Silver Line adds a 23-mile extension of the Metrorail system from East Falls Church to Dulles International Airport, servicing Reston/Herndon and providing riders with a one-seat ride from Dulles Airport to downtown Washington DC.
Eleven stations will be constructed in two phases, with Phase 1 from East Falls Church to Wiehle Avenue on the eastern edge of Reston expected to complete in 2013. Phase 2 runs from Wiehle Avenue into eastern Loudoun County.
