Awesome Fort Worth Brick Home with Custom Features... $194,990

By
Real Estate Agent with New Home Hunters of Fort Worth and Tarrant County

I spent much of this past Saturday as I often do when I am not working with clients.  One of the things my buyers and sellers love about my service is being able to depend on my market knowledge.

To make that happen, every chance I get I am "out and about" discovering new homes, new builders, and new neighborhoods.  Saturday about 3:30pm... I found another "Gem !"  I was so excited, I could not wait to get back to my office and start calling my buyers.

This two story home features three bedrooms, two and one-half baths, and has great curb appear.  An angled front porch begins the charm and appeal of this home.

The Spacious Foyer opens to the Formal Dining room, extended Entry to the Great Room and Study (optional fourth bedroom.)  The Great Room has a fireplace and wall flanked with gorgeous windows... adding the appeal of natural lighting.

The Gourmet Kitchen features a wrap-around serving and Breakfast Bar, an oversized walk-in pantry, and opens into the Great Room.

The Kitchen opens into the Breakfast Room with it's double box-window.  The Breakfast Room then opens to a Covered Patio, great for bar-be-ques all winter long.  If you like to barbeque year round, this is just perfect for it.

The Spacious Owner's Retreat is private... and included his and hers angled vanities with knee-space, a garden tub, and an oversized shower.  The walk-in closet is quite large.  You just might have to go shopping with all this space.

The upstairs has an Oversized Game Room, and Two Spacious Bedrooms... each with it's own Walk-In Closet.  For your very own personal tour of this lovely home, call Karen Anne Stone at (817) 929-3400 today !  Start the New Year off Right.  Call Karen Anne today !

Hi Jan:  This is a great house.  I stumbled on it this past weekend, and immediately got out my camera and started taking pictures.  And sure, I'd love to see some comps from your market at $194,900.  It sounds like I will be in for quite a surprise.  Thanks so much, and thanks for your kind words.  Take care...

Karen, Beautiful home. The neighboring home seems to sit right on top of it though. How much area is there between homes in a development like this? Is this typical for the area? Can't argue with that price though. You could not find a home of this caliber in our neck of the woods for less than 350K and up.

KA:  I'm just saying new construction here wouldn't have all those features at that price... only one in MLS in our market new construction at that price... nice house, just not all those upgrades.  You know I think you all still have such reasonable prices out there!  But our market is adjusting and our prices have really come down closer to reasonable now... a good start to the new year!

Hi Judy:  Just about all of the homes in this price range have between ten to fifteen feet between the homes.  To get more distance between the homes would take you into a more expensive neighborhood.  But... for $350,000 that one would cost in your area, you could buy two of them here.  Sure it's nice to have more space between, but the price is great !  Thanks for your kind comments.  Take care...

Hi Jan:  Yes, homes at this price do include all those upgrades.  I am glad the market in your area is adjusting.  That should make for a good new year, I agree.  Take care...

Karen Anne, I think getting out and about is so important!  And pretty house!  What a price-tag!  Makes it even prettier!

Hi Patricia:  Getting out and about is extremely important, sometimes even moreso for those of us "seasoned veterans."  But, in any market, even though the price is right, there are always those who try and make low offers... and end up either losing the home, or actually paying more for it because they dawdle so long, and then they get into a "bidding" situation.  Thanks for your kind comments.  Take care...

Hi Karen, I thought as much about the neighborhood but you are correct that the home is a great value even with the small parcel of land. Is it under agreement yet?

Judy:  The home is not yet under contract, but your thought is nice.  Very typically homes in this price range, and even homes decently larger are constructed on building lots typical of what you see above.  My home, for example, is built in a neighborhood where the distance between homes if all of twenty feet... and that extra width is an excellent feature, but a rare thing to see.  The builder is Lennar... and this neighborhood turned out very nicely.  The resale will be great.

After they finished my neighborhood, the builder went about three miles west of me, and started another neighborhood.  They went back to the smaller lots you see above, put in some more "amenities" like granite counter-tops and such, and raised their prices about forty-thousand dollars.  Ummm... it didn't work, and the homes are sitting.  I refuse to even try to sell them.  I will absolutely not sell someone a home they will have trouble re-selling in the future.
