What this Arvada Home Sales report tells you:  Arvada homes in the $300-400,000 price range showing a continuing trend for the distressed sales (short sales and foreclosures) to sell in a larger percentage than the non-distressed sales.  A 3-month absorption rate, also continues, but there's a good chunk of homes under contract so that statistic could be vastly improved next month.

This report includes only detached single family Arvada homes listed or sold between $300,000 and $400,000.  (I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.)

  • Currently, there are 60 Arvada homes for sale in this price range.  One of them is a foreclosure, one is a short sale. That's a measly 3% rate of distressed sales for Arvada homes in this price range.

  • 42 Arvada homes are currently under contract in this price range, 2 are foreclosures and 1 is a short sale. That's a 7% rate of distressed sales.

  • One year ago 19 Arvada homes sold between $300,000 and $400,000. 22 median days on  market.  Three of them were foreclosures and 1 was a short sale.  21% rate of distressed sales.
  • Two years ago 17 Arvada homes sold between $300,000 and $400,000.  46 median days on market. Two were short sales, one was a foreclosure. 18% rate of distressed sales.
