Wasted Time with a Potential Buyer or Inventory education????

la quinta luxury realtorI got a call from a potential new buyer.  They found me online and "Would I show them a home at a particular Country Club in La Quinta?"  They told me they were not working with a Realtor yet and were "just getting to know the area."  Hmmm...normally, that would not be enough info.  My Gut told me they were just using Realtors to get into gated communities..probably calling a Realtor in each that had a listing.  But..I'm glad I went anyway.

I had the time to start with.  Huge for Realtors, right?  It was not my listing, and I had not showin in this community for quite some time.  I opted to show the home and increase my knowledge of the Inventory and layout of that development.

I prepared for several hours online.  Put together comps, and studied recent sales.  It was about 110 degrees and sweltering at our 1 pm appointment time.  Then I got there about 40 minutes early..I wanted to spend the time learning the "lay of the land" again, and visiting the Clubhouse, which had been recently renovated.

Did I make a sale?  No.  Did I sign up new potential Buyers?  No. (I quickly knew they were just sight-seeing).  Did I expand my knowledge of the development?  YES!  Hence the picture..employee dedication..

Sometimes, you just have to do things to increase the depth of your business knowledge, even if it's not fun, nor immediately profitable.  Who ever said working for yourself takes LESS hours than a "full time job?"  Not me..

Yep that's the way I look at it. It's inventory education. Love the picture.

Great point of view. It's really not time wasted because you are gaining knowledge about the community. Plus, it's probably GREAT Karma!!

Thanks,

I know some are anqious to get in the car and show, believe me I've done that too. However, most looking do not expect you to know every detail of a community. Also if they were really serious and liked the community they would give signs to that affect. My take is time is to valuable to become a sightseer tour guide, it just is.

I just had a similar experience on the finance side.  The reason I indulged the "borrower" is because the source of inquiry was my video marketing, which is starting to turn into a viable lead generation tool.  It has been some times since I have gotten leads of this nature and it is important for me to refine my skillset in dealing with them.  These are not "warm," firsthand, Realtor referrals where the trust is already largely established.  Instead, these are likely prospects who are still internet shopping and merely testing me out to see if I'm a good fit.

Right now, I am indulging the experience.  As you correctly imply, there is something to be gained in any case and I remain mindful of my time and effort.

Great post and good luck!
