In the business of selling homes? Lead time is a necessary ingredient for the success of the sale!

Also, if you are looking to hire a professional home stager in your area, it is so vital to understand that this lead time is often necessary not only for the home stager & their schedule but the home seller and their home prep work.  Unless you are absolutely certain that the house is only going to take minor tweaking (and I've been in homes where I was told there "wasn't much to do" and the listing didn't go live for a month after I visited), less than one week's lead time is often not enough for everyone involved.

Selling a home is not only a very emotional process for most home sellers, it's physically taxing and often time consuming work that is involved to prepare the home (and the seller) for the sale. As one of my Realtors has said, "Apple doesn't rush products to market, why should a Realtor?"

It's best to make it right the first time BEFORE photos are taken. Don't forget, those photos are the first showing!

This Dallas, Texas home for sale was not ready for selling when I first provided a 2 hour home staging consultation to the seller (the first of several as we managed the expectations, time line and scope of the project with the home seller) After almost 2 months of prep work and contractor finish-outs (including a part time summer job for two college boys who provided the manpower of moving boxes and items out of the house) this home was ready for sale!

Karen, good point. It takes a lot of time to properly prepare the house for the market and I've never seen an owner occupied home that needed just a final touch. Usually sellers end up with a pretty long TO-DO list. Rushing into the market will not help to sell fast. What a difference between before and after photos.

Karen- so right about this topic.  I've had vacant stagings where the floor was still being laid or the kitchen ceiling painted because a broker's open had already been scheduled.  And if it's an occupied home the sellers can become overwhelmed if they realize that have a short time frame in which to do the work.

Karen - I have a client just like this.  A family with 4 children and a house full of muddle and stuff.  Much painting needs to be done, too.  They called me in 3 weeks ago to do a consult, and we're staging on Monday...  I'll be going by this weekend to double make sure that their enormous "to do" list is "done"!  Love your before & after shots!

Karen ~ when your home is going on the market, good planning is critically important.  Sellers should schedule a staging  consultation at least a month beforehand, to make sure their home is ready for its close up!

Karen - first I have so say what a transformation! Many times I've had Realtors call me to stage a home and giving me 3 days. One particular job the home was 6,000 square feet, filled with collections and had 35% more furniture then was necessary. I did the best I could and with an assistant, but it wasn't a job I felt good about. Clients/Realtors should give themselves at least 2-3 weeks to store, toss, discard and declutter their home so the real staging can begin! You make an excellent point with this post!

Great article Karen. I'm working on my list of subcontractors, decluttering & cleaning list etc. Im going to have 2 sets of subcontractors because if 1 can't come through I know how that will throw the who job off. Thank you for posting this important article.
