August 2012 Real Estate Report for Huntington Ridge and Liberty Run Neighborhoods in Liberty, MO.
This has been a VERY busy year in the world of real estate! I wanted to give you an update on our neighborhood activity so you can see what’s been happening.
SO, HOW’S THE MARKET?
The year started off slow, but home sales have DRAMATICALLY picked up over the spring and summer months. This has been driven by record low interest rates (still hanging around 4%) and renters handing in their keys to become OWNERS!
As for our “local neighborhood market,” as you can see on the map, FOUR homes have sold so far in 2012 and there are currently two on the market and zero pending. Our neighborhood average sales price has risen over last year to over $195,000 and remains one of the most desirable areas in Liberty.
It’s great to see so much activity, both from buyers as well as sellers. If you are thinking of listing (or know someone who is) please have them call me to discuss some ideas. Going into the winter is often a GREAT time for a well-positioned house to sell quickly due to lack of competition and VERY motivated buyers in the market (some have leases or jobs on an end-of-year deadline, thus making them serious buyers ready to write a contract!)
I hope this information is helpful to you. My business relies on referrals from friends to keep it going strong, so if you are thinking of putting your house on the market, I would love the opportunity to share how I can help you reach more buyers.
