Lilburn Georgia saw 38 homes sales in November 2007 as compared to November 2006 with 65 single family homes sold the year earlier. That is a drop in sales of 41.53% in sold homes, and a 3.9% sales price increase* for November 2007 compared to the same time period a year earlier. November was the last full month of real estate statistics for reported closed sales in First Multiple Listing Service FMLS.

As of today January 14, 2007 there are currently 459 homes for sale in Lilburn Georgia in Gwinnett County.  The average list price of a home for sale in Lilburn is $ 257,770.   34 homes in Lilburn are currently pending sale with an average list price of $ 206,072  and an average market time of 79 days on market. 

***Months of inventory may be much larger than it appears because many new homes are not included in the MLS to avoid MLS fees.

  • November 2006 saw 65 homes sold with an average sales price of $ 196,877- 81 Days on Market.
  • November 2007 saw 38 homes sold with an average sales price of $ 189,139 - 87 Days On Market

That is a drop in sales for Lilburn homes of 41.53% in units sold single family homes, and a 3.9% increase in sales price*. 

*Seller's must also realize that seller's contributions to closing costs will actually net them a lower sales price.

I know I sound like a broken record, but the reduction in the sales volume is the real story in real estate news.  That news that the media haven't a clue, BTW.

I love it when some agent starts bragging that prices are holding in their area.  All I can think is "FOOL, don't you know that is the problem with real estate sales in your area????"

Oh well.  Sooner or later. . . . . . .

Homefinders, Real Estate in MD & VA, Lenn Harley, Broker, New & Resale Homes  Exactly!   Too many agents brag about the median prices is still rising (Not taking into account seller paying 10K in closing costs)..and they overlook that unit and sales volume is off 50%!   You're right!  They do not know or understand their own markets!

Meg Zoller Houston Fine Homes  I think there are many markets that are still good, Atlanta area has some issues, but we have great prices, low taxes, phenomenal weather and new homes!  In the long run we will do fine!  In the short term we have a few bumps to get over.  BTW...your website is stunning!
