The Home Buying Process Simplified

  1. Whether a very personal referral or from the internet, we always prefer a buyer consultation in the office, explaining the buying process from A to Z. For experienced buyers, we summarize the process and do more consulting about their situation and goals.
  2. While in the office we have our loan officer do a pre-approval with them online as part of the consultation, and explain different financing options.
  3. Next step, we either go out and preview a few properties or set up an appointment for property showings.
  4. During showings, questions are asked about each property and each property is ranked in order of favorites or eliminated.
  5. At the end of the day, we summarize and discuss the properties to see if we are on the right track, and if they are ready to make an offer.
  6. If not ready to make an offer, then the showing process is repeated up to two more times.
  7. If there is no interest in any of the properties by the end of the third showing session, then another consultation is in order, i.e. back to the drawing board to see if expectations are realistic, etc.
  8. Once a property is located and client is ready to make an offer, we typically go back to the office to write the offer, including doing a CMA on the property, and also reviewing the offer and negotiating process.
  9. Once the offer is accepted, we either meet back at the office one last time to initial all changes, or email changes, and do a video conference to discuss the process moving forward.
  10. The file is then turned over to a closings co-ordinator who calls and introduces herself to the clients and the client is kept in constant contact during the entire closing process at the preferred method of their choosing. (i.e. phone, email, website)
  11. One thing we make absolutely sure of is, there are no unresolved issues at the closing table and a final figures and walkthrough of the home is completed at minimum, 24 hours before closing.
  12. The buyer’s agent and the lender always attend closing. (for closure more than anything)
  13. At the closing, the buyer has the opportunity to review the closing documents with the lender and the agent.Once ready the closing attorney comes in an goes through and has the buyer sign all documents.
  14. After closing, we call right after move in to see if everything is satisfactory with the house and if they were happy with the process.
  15. Subsequent phone calls in weeks to follow are also made.
