What the market is like now and what it was three years ago, six years ago, or further back is not like it is today. Last month I wrote an offer for a buyer we offered $35,000 above the list price, and there were 16 offers on the home in the first three days on the market.

Choosinga Realtor who presents offers to me would be my #1 choice. However I do not know of anyone in Phoenix that still does that except myself. Think about it can you begin to wonder what is said and how the offer is handled if it is just your offer, the seller and the listing agent (the sellers agent) discussing the offer? Consider the average agent sells four homes a year, and they don't have time to present your offer in person? Can I suggest you go back to the beginning and read this again. How can your agent negotiate for you if they are not at the presentation?

Find an agent you are comfortable with, and ask them several questions. Once you have made a decision on the agent you will have represent you, make a commitment to be loyal to them. When you see homes for sale, call your Realtor and have your Realtor call to get the information on the home. Do not walk into any open house, without disclosing up front to the person there that you have a Realtor who is representing you. Otherwise it is possible that agent will file PROCURING CAUSE on your agent at closing and your Realtor will give up their fee to the agent who was holding the open house.
