Earlier this week one of my past clients and dear friends called me to let me know they were ready to list their home for sale in Oak Grove, Missouri! Yea!
In preparation for the listing appointment, I have done my homework!
First on the list is a comparable market analysis (CMA) of the property, including locating recently active, expired, pending and sold listings of similar floor plan size and within the same neighborhood or within a mile of the home. Using the information I have located and adjusting the properties to all compare in a similar way to the subject property, I come up with my suggested listing price for the home to sell within 120 days.
Second, Prepare documents that the seller must sign to list the property and disclosures to provide to potential buyers
Third, Make sure my camera is charged up and all my photography equipment is ready to go
Fourth, Place a sign, lockbox and brochure box in my vehicle to place at the property.
Fifth, Make sure I have my calculator and all my paperwork is neat
Six, make sure I have my ipad charged up and ready to go for the online portion of my presentation.
Phase I of this listing is ready to go!
How to get a good night of sleep and be ready to go early in the morning! I can’t wait!
