It's true - the average selling price of homes in Pomona Lakes has returned to the 2008 levels.
It's fun watching home values start to rise again. It's happening in Denver, Boulder, and in Arvada - an historic small town located about midway between her more famous neighbors.
I spent a few minutes researching the Pomona Lakes neighborhood - a 1970s enclave of more than 600 homes located at Arvada's northern boundary. Here's what I found for selling prices since 2008, according to Metrolist and after removing short sales and foreclosures:
2008: Average selling price: $254,781
2009: Average selling price: $245,314
2010: Average selling price: $246,764
2011: Average selling price: $227,573
2012: Average selling price: $253,686
The cynics out there might be thinking Pomona Lakes home prices haven't quite returned to 2008 levels, but I've taken a peek at the homes currently under contract, and when they close that number will be bumped up.
And for those who noticed these average home values did not include short sales and foreclosures, and who want to know how much impact those distressed sales had on home values, here's the scoop:
2008: Avg Price: $230,208 63 avg days on market 13 sales, 5 were distressed sales
2009: Avg Price: $238,362 70 avg days on market 16 sales, 3 were distressed sales
2010: Avg Price: $235,362 50 avg days on market 17 sales, 6 were distressed sales
2011: Avg Price: $219,291 78 avg days on market 23 sales, 12 were distressed
2012: Avg Price: $253,686 44 avg days on market 7 sales so far, none were distressed
That's right - ZERO short sales and foreclosures have sold in Pomona Lakes so far this year. Niiiiiiiiiiiiiice!!
