Saturday Staging Feature: Who Will Live in the House?
Saturday Staging Feature: Who Will Live in the House?
If you are selling a 5 bedroom home, your potential buyer is likely going to be someone with a good size family. This buyer is probably going to want to watch tv in the living room with the WHOLE family, or most of the family, right? If your furniture doesn't provide a good layout to accommodate this need, you could lose that perfect buyer!
Melissa Marro, a professional Home Stager reminds us of the importance of functionality in the rooms of your house for sale. By moving the sofa to face the fireplace (and the tv) problem solved. The buyer can imagine adding additional furniture to the room and make it a good usable space for their family!

If I can't watch TV in the living room, I'm not buying this house.
St Augustine Home StagingWhen trying to sell a 5 bedroom, 3 bath home, an important part of the functionality is the living room. Let's face it, if you need a home this large, you probably have kids and you just might sit and watch television or watch movies. It's not at all unusual, as a professional home stager, to hear from agents that the home isn't selling because a buyer's TV won't fit in the nook above the fireplace. What happens when the layout of the furniture makes it feel like you can't watch TV?As a basic rule of design, if your home has 5 bedrooms, it should allow for seating of at least 6 people. (Two people in the master + 1 in each additional bedroom) If your room layout doesn't feel like it can accommodate at least that many, you have a problem. Amplify that if you can't sit and watch TV from more than one chair in the house.Adding only a rug, a piece of art, a lamp and a couple of throw pillows, {all rental pieces} this room was transformed into a space that a family can enjoy. While we did not add additional seating, leaving the long wall, under the windows, completely open shows that you have sufficient room to add another sofa or love seat. By moving the existing sofa to face the fireplace and television, this space now feels like a space that a family can gather in.Showing off the features and benefits of a home while working within the homeowner's budget is the job of a skilled professional home stager. If you are in the St Augustine market and would like to sell faster or sell for more, please contact us at Rave ReViews Home Staging.----------------------------------------------------------------------------------------------------------------
