Happy BuyersProviding best in class service is my goal and adopting a “do whatever it takes” philosophy is essential to ensuring that my clients are delighted. The only caveat is that it needs to be legal, ethical, and safe – if it passes that hurdle its game on - I will go the extra mile when representing my buyers. While not in my job description, this includes doing drive bys on hot new listings at 6 am in my pajamas!

 

Getting Started:

If I am working with a client who I know we can quickly determine their needs and move ahead with the home search. If it’s a new client I prefer to meet with them and ensure that I understand their needs, ensure they are qualified, and provide them with an overview of the buying process. In either case, if they have not been prequalified or preapproved that is the first step – they get their choice of multiple lenders who have performed time and time again.

 

Finding the Right Home:

Right from the start I make it crystal clear that both my clients and I need to share a sense of urgency when the “right” homes come to market. Every effort is made to get mobile and look at high potential homes within a day or two max of coming to market to stay ahead of the competition. I am readily available and trust that my clients are as well within reason. With that expectation set here are some of the things that make for a successful search:

·         Client Set Up on both Active and Backup MLS Listing Feed – New Listings Email Alerts are a Must – Backup Status to Active Status Email Alerts are a Must.

·         Explore Preforeclosure homes using Foreclosure Radar – if a home meets my client’s needs I will send a letter via courier to try to pursue a mutually beneficial short sale. If I have a strong cash buyer we consider buying the home at trustee sale through a very solid investment partner that I work with and is well respected.

·         Mail campaign to specific neighborhoods and/or homeowners who may have an interest in selling. This is almost guaranteed to get responses – sometimes they work out and sometimes they don’t but it’s well worth the effort and no one ever seems to mind when I share that I have a real buyer very interested in their home.

·          Network with other agents to uncover listings about to come to market. Certainly pocket listings fall in this category.

 

Making the Right Offer:

When the perfect match is found, offers get professional written and presented. Professional advice is offered in an effort to ensure offers are structured for success. It is an art to ensure that my clients get the utmost value in their real estate transaction and still succeed in attaining the home they desire. Acting with urgency upfront combined with preparing clean offers is the key to avoiding multiple offer situations – not always avoided but greatly minimized!

Once an offer is accepted, I remain personally engaged to ensure milestones are met, issues overcome, and keys are delivered to happy clients along with an appropriate gift and genuine thank you. I am not the largest real estate team in Orange County but I make it my goal to personally handle my clients from start to finish. That’s how I know I am doing whatever it takes to provide best in class service!
