The Future Of Listing Appointments

I was at a Realtor meeting yesturday and we had a speaker who talked about the internet and how print marketing is dead.  After the meeting I started thinking about what our listing appointments are going to look like in the future.

 Depending on your market and where you are located will have an effect on your listing appointment at the present time.  My listing presentation is still done with a 3 ring notebook and features information about newspapers, magazines and the internet.

As more and more people are going to the internet I believe that my listing presentation will soon be changing.  I will need to have wireless internet at all my listing presentations and no longer will I be using a 3 ring notebook.  My presentations will no longer consist of magazines and print marketing, but rather craigs list, ebay, and google base.  My website will become more and more important and making it to the top of search engines will be key to getting listings.  Open houses will be a thing of the past, and text messaging will be the way to communicate. 

For some of you, this is not the future but rather the present.  And for those of us that want to continue in real estate we need to be able to adapt.

I think you hit it pretty much right on. I use power point since I don't always know if a client will have an internet connection rather than paper.

I do provide them with a hard copy of the major points so they have it after I left while they are still deciding what to do.

Gotta love the laptop...

True statements, Luke.  We're already taking a laptop to appointments to show clients how our listings look in different places online.  At the realtor convention in Vegas, we learned that 5% of buyers look at the newspaper as part of their search.  Why spend $ there?

Don't forget blogging as an important part of doing business.

I show them blog posts, eflyers, web pages, etc.  All captured on line in a presentation that doesn't require and internet connection.

The more that our on-line marketing efforts are successful, the more that we will use PC-based presentations.  Like others who have posted, I use Powerpoint, so I don't have to rely on an internet connection, and also carry the 3-ring binder (just in case).

Very true. The industry is changing. And the internet is playing a major role. Traditional techniques can still be effective with some clients, but it's necessary to adapt to the changes.

Vance hit the nail on the head. Carry your 3 ring binder just in case. Some will like a laptop presentation. I always bring my laptop, always set it on the table and alway turn it on ("just in case"). If nothing else, I can show them a virtual tour and how their own individual site will look. The advantage of the 3 ring is that you can flip instantly to the page you want, whereas a .ppt limits that flexibility.
