This is the postcard that will be mailed today to every condo owner at Benjamin's Landing in Franklin MA.  Lorraine Kuney was the buyer agent for two sales this month at Benjamin's Landing and we are looking for our third sale this month in that community. 

Every sale is finished with a mailing to that subdivision or to a minimum of 200 homes in the area of the listing.  We're looking for more listings and we want to let those homeowners know that we sell homes in their area.  We want to sell their home, too. 

They should call us, if they want to be our next sale.  Direct mail marketing works.  If there is another homeowner in that community who is thinking about selling, we will receive a call from them because of this mailing.  Direct mail marketing does a phenomenal job of "shaking the fruit from the tree!!"

Hi Ciara... my mailing list comes from public record in mls.....it's easy..... mail merge the names and addresses.....  my marketing dept. does it for me....

New Home Marketing and Post card Neighborhood Farming. Barbara you are the Queen of both of them. Did this this year and found a former client. Barbara -- I assume you are sending out cards when your listings sell as well. Do your cards ever collide with agents from the other side of the transaction who send cards?  -- or don't they actively send cards like you do.

Barbara.....   there's room for everyone.....the problem is that no one else does this like clockwork....they are sporadic about it..... some only mail to high end areas....I mail to the good, the bad and the very ugly..... it all sells....and I do send them whether we have the listing side or the buying side....

I know that the top 2 agents in my area do just as you do - on a regular basis.  I do like the simplicity of your postcards - I have seen many that try to get so much info in that it is, well, too much info.

Very interesting.. I somehow was under the impression that if you are the buyer agent you can't claim to have "sold" the property.. Did I get something wrong here?  Thanks

Hi Jon....everything we do for marketing is "hit or miss'.... it's all timing.... and we never know when it will be the right time!! what a job we have!!!!  so all we can do is to make sure we have as much covered as we are financially capable of providing...... the deeper the pockets, the more wide spread the marketing....and the better the results...right???
