I'm not being mean when I ask you to be pre-qualified to see Lake Sinclair property

Don't shoot the messenger.  Recently a couple of different people who have emailed or called about homes (that happen to be foreclosures) have expressed nothing less than anger at my telling them they need to be pre-approved.  So I thought I would explain just a little about why you need to do so. 

When an offer is submitted on a foreclosed home the banks will reject it without even considering it if it doesn't come with a pre-approval or proof of funds letter.  So if you are out looking at homes and find that "deal of a lifetime", the perfect home for you and while you're waiting to get your approval letter so you can submit an offer and someone comes in and buys the house out from under you.  Perhaps they even buy it for less money than you were planning to offer.  That can hurt. 

Getting a pre-approval is quite simple and completely painless.  And it's not for my benefit, it's for your benefit.  If you are prepared with your preapproval letter you can make that offer on Friday afternoon at 4:00 while another buyer is trying to find a lender.  Maybe you can be the one to swoop the deal from other buyers.  Be prepared.

If you would like a list of lenders who would be happy to help you with your pre-qualification letter just let me know and I'll give you a list.  Some lenders will financing manufactured homes while others will not so you may need to choose a lender for your pre-qualification letter based on your home preference.  But in this market being pre-qualified is key.  It makes your offer ready to present and certainly stronger than maybe even a higher offer from a buyer who chooses not to be pre-qualified.

 So if you want to be ready to buy one of those bargain priced homes that comes on the market, be ready.  And if you want to be ready, just call me and I can help you get pre-qualified and then you'll be ready.  And honestly I'm done working with people who either refuse and aren't qualified to buy.  I'm busy and I have to be able to justfy the time I spend with potential buyers by making it time spend with qualified buyers.  My family likes to see me once in a while too.  And if find the perfect home and you're not prepared with that approval that home can be GONE GONE GONE by the time you even start the process

I went car shopping with my own credit report complete with FICO score in hand.  I don't understand the anger factor at all either.

Hi Tammy,

Great advice. Pre-approved buyers can definitely have a stronger negotiation power than buyers that are not pre-approved. This weekend I had the same conversation with a buyer who refused to be pre-approved, so I refused to work with her, and I honestly wasn't being mean, because I strongly believe pre-approval is the way to go!

I completely agree. In order to compete on all the "great deals" out there, being prepared puts you in a better position to negotiate in case you do find a home that you simply cannot live without. I require a pre-approval for any house and any price range. It is just a business rule for me that keeps me from wasting my time, money, and gas on buyers that cannot perform.

I am of the school of thought that you should know how much you can qualify for. Then you look at homes and provide a pre-qual letter based on the purchase price of the home you want to purchase. You don't want to show a pre-qual letter showing 850k when you are making a 400k offer.

As the professionals in this industry we know the changes to the rules of lending that have taken place over the last few years, but I wonder how many of us have educated the buying public to how the changes can affect their ability to buy.  Every day at the call center I speak to 8 to 10 customers who have heard about some super low rate and just expect me to offer it to them.  Even though they may be 150% underwater and only qualify for the HARP 2.0 program. 

I spend more time educating refinance customers who more often than not tell me they wish I had been their MLO when they bought so they would not have been in the spot they are in know.  We have a job to do and we better do it starting now or we will have another government agency dictating to us how we must take care of these buyers.  If we are going to control our industry from both the sale and the finance angles, we have to take charge and slow down the process and educate.  Anyone want to co-develop a training program to educate and inform and coach the buyer, just get in touch it needs to be done.  The sooner the better for us all. 

The fifteen to twenty minutes of time spent learning the new guidlines as required by Fnma , Fhlmc and VA-Fha can save you thousands of dollars over the life of the loan.  At least offer the thraining and you will have the office filled with the better educated and prepared buyers.  What a concept???

Every day I have to spend time explaining points, discount, amortization, buy down, third party fees and this is to folks who already own a home.  How in the heck do you expect those who are just trying to become buyers to know the rules if those who already have gone through the process seem to be so ill prepared to be there to refinance. 

Sad days, when you propose a legitamate solution and refinance option to a client, priced fair and fully disclosued only to be told that someone down the street is offering them a lower rate with no costs.  No they don't know all the details, but their sisters, girlfiends cousin who once temped at an escorw office as a receptionist for three weeks, heard abount it and said it was the hotest deal in finance.

I always wonder how it works out for them, but then they never even come back to gloat.

Amen! Sometimes when you ask for the pre-qual you'd think you were asking for the sun and the stars. It really is a simple thing and can usually be done over the phone. In fact I'll dial the phone for you and let you use my office to make the phone call.

Besides, it helps us do our job better. Allows us to fully assist the buyer when we know  how much we are dealing with.

I think it's how you come across when you ask for it. If you make it like drawing a line in the sand, "no looking at homes for you until you give me a pre-approval letter", some people just naturally resist. They think, "oh yea? Who do you think you are?". Then it's a fight and it's a no win for the agent.

Wandanna- That's why I just said it.  I had written about the topic before, but over weekend a potential buyer on the phone accused me of being "mean" because I wouldn't meet them to tour a home.

Karen- I admit, it's not the first thing I ask for sometimes because well... somethimes I don't need it.  When they tell me up front they are paying cash and that they will show me their bank account, I don't always look at it.  It's never been a lie.

Satar- I always get my preferred lenders (and they don't mind) to provide offer specific pre-approval letters.  The approveal matches the offer and doesn't show any ability to up the price (unless we are in multiples and not to highest and best) and my educated buyer wants to show a few of his cards.  And while I agree if buyers have talked with a lender they don't have to provide me with any piece of paper before we present an offer but I don't accept the "we don't have to do that until we find a house" plan.

David- I agree 100% that agents need to be educating potential buyers and referring them to great loan officers. And I wonder how many homes could have been saved that weren't with just a lower rate.  And why BoA feels foreclosure is better than just lowering a rate to help someone keep their home, but that's another blog post.

Charita- we gotta do what we gotta do.

Janice- and many times they have some WRONG notion of what they can afford, sometimes too low, sometimes too high.  I never push people to move up in price range unless they hate everything they see in the one they say they are looking for and they qualify for quite a bit more.

Tim- I never demand, I ask nicely and explain why.  I agree the agent should try to set the tone, but sometimes no matter how nice you ask and explain they get upset and say they are "just looking at homes right now".  And I only while I will show a couple of homes without a borrower talking to the bank, that's my limit.

I agree with Charita. Some home buyers think we're trying to trick them, or like you say, we're being mean or rude. It's none of those things. It's reality. A seller will dismiss offers without a pre-approval, or at least a pre-qual letter from a bank  or lender. Why bother looking at homes if not ready to put an offer. In this market it most likely will be gone by next week.

Tammy, it is only logical buyers would want to know how much they can afford to purchase a home. Being pre-qualified is the first step to working with a serious buyer.

Great post Tammy!!  In AZ, a buyer cant even make an offer without a pre-qual letter or proof of funds.  Also, the market is heating up out here and buyers need to be ready to make an offer immediately when they see a home they like.  Nice homes that are priced decent are going under contract within the first week on the market if not the first three days with multiple offers.  Get pre-qualified, I am not Mean, I'm Honest!!

In my experience, the buyer who bridles at the thought that they need to be prequalified before looking at homes are not serious buyers.  It is a painless and quick process and absolutely necessary.

Some buyers act offended when you ask if they have visited with a mortgage lender yet..I've heard things like " I could write a check right now for the house we decide to buy!"  If I get the sense the buyers are going to be sensitive about this question, I usually preface it with something like .. Due to the recent mortgage meltdown..options for borrowing have changed and I want to be sure you know the choices available to your particular situation.

Angry? why?

No one will consider their offer seriously without preapproval or POF( proof of funds) if cash.

Some of my clients are very sensitive about showing the money( bank statements, tax returns, etc.) but this is the way it is- no way around it.

Inna- I never let my clients show bank statemnts I have them get their bank to have an officer sign something saying they have $xxx,xxx in the bank (to match their offer).  No need to show you CAN pay more than you offered.
